Villa Breakwater Bellagio is a beautifully restored seven-bedroom villa with sweeping terraces, a heated infinity pool and direct lake access, set on the Lecco branch of Lake Como. This contemporary retreat combines understated elegance with premium modern comforts, cascading down towards the water with a series of expansive terraces framing uninterrupted lake and mountain views.
Outdoors, life flows naturally between sun and shade. The heated infinity pool appears to merge with the lake below, with plush day beds inviting long, unhurried afternoons. Multiple outdoor lounges and dining spaces are thoughtfully arranged across the terraces: a quiet corner for morning espresso, a generous table for al fresco dinners, and intimate spots for evening drinks and conversation. A private dock offers direct access to the lake’s crystal-clear waters and is the perfect starting point for boat trips to Bellagio’s iconic villages and gardens.
Inside, the atmosphere is refined yet inviting. Carefully preserved original features such as brick archways are paired with clean-lined contemporary furnishings and soft, natural tones. Light-filled living areas include a spacious lounge for film nights and a dining space set beside a grand piano, ideal for elegant dinner parties. The sleek, fully equipped kitchen with long breakfast bar, modern appliances, espresso machine and wine fridge is designed for both private chefs and guests who love to cook.
Wellness is at the heart of the villa. The private spa features a sauna, hammam and massage treatment room, creating a serene sanctuary after a day on the lake. An internal lift connects the ground, first and second floors for ease of movement, while the lower ground floor, with external access only, offers additional privacy for selected guests.
The villa has four levels (level -1 with two suites accessible from the outside, the ground floor, the first floor, and the second floor).
Seven beautifully appointed suites are spread across three levels, all with en-suite bathrooms and most opening directly onto terraces. The master suite on the first floor is a highlight, featuring a private living room, indulgent bathtub, outdoor shower and two private balconies with spectacular views over Lake Como.
From Villa Breakwater Bellagio, guests are perfectly placed to enjoy some of Lake Como’s most iconic experiences, especially during high season. By boat, you can reach Bellagio’s historic center in minutes for lakeside cafés, designer boutiques and long lunches on the promenade. Nearby Varenna and Menaggio make an easy triangle for villa-hopping, garden visits and aperitivo on the water. For active days, there are panoramic hiking and cycling routes in the hills above the lake, as well as water-skiing, wakeboarding and paddleboarding straight from your private dock. In summer, the area comes alive with classical concerts, open-air events and refined dining, yet the villa’s position keeps you one step removed from the crowds. the villa has a steep driveway down from the main road. Pets allowed upon prior request. Non-smoking villa. It is possible to walk down to the villa or to take the outdoor elevator down to the entrance. Breakwater Bellagio is located on 5 different levels and has an internal elevator as well. Covered parking area for up to 4 cars. The kitchen, laundry room and dishwasher can be used only by the villa staff. Guests are not allowed to have meals at the villa without the presence of the staff. Guests are allowed to use small appliances. The villa is not provided with washing machines or dryers at disposal of guests. Security cameras are located in the outdoor areas. Private events require prior approval at the time of booking.
