Casa Edwards Too
Description
Time begins to move differently at Casa Edwards Too.
This five-bedroom oceanfront villa is situated just above a serene, sandy cove on the Sea of Cortez, along Palmilla Sur’s golden curve. The water is so close that you can hear the tide changing from practically every room. Casa Edwards Too feels less like a rental and more like a private beach house that has been cherished and refined over the years, quietly holding its place among the most famous Los Cabos Villas, from the moment you walk through the gates and see the sea framed between palm trees.
The interior of Casa Edwards Too is polished just enough to feel unique while retaining the coziness of a coastal home that has been lived in. The expansive living areas’ edges are softened by sun-washed tones of sage, cream, and ocean blue, while the rooms’ natural textures, wood accents, and handcrafted pieces give them the carefree elegance for which Palmilla is renowned.
Everybody has a place to retreat to at the end of the day thanks to the arrangement of five tranquil bedrooms, each with an ensuite bathroom. The other rooms are ideal for friends, older kids, or grandparents, while two feel like true primary suites with expansive views of the ocean and doors that open directly to terraces. Good linens, quiet ceiling fans, powerful air conditioning, and the type of mattresses you sink into all work in the background to ensure that mornings begin slowly and that no one is rushing out of bed.
The distinction between indoors and outdoors practically disappears as the main living area opens toward the sea through large sliding doors. Although a cozy seating area faces the TV and the view, most of the time you’ll see people’s gaze returning to the water. With a dining table that serves both leisurely breakfasts and late-night dinners, a well-equipped kitchen makes it simple to hire a private chef or cook as a family. The entire house is realistically scaled, with ample room for everyone to spread out without being so big that you lose sight of one another.
Outside, Casa Edwards Too transforms into a small, exclusive resort. As the day cools, you can slip from the heated pool that runs the length of the terrace to the Jacuzzi that is right next to it. Particularly in the late afternoon when the light softens and the ocean’s surface glows, the water appears to absorb the color of the Sea of Cortez. The pool deck is lined with loungers; some are in direct sunlight, while others are protected by palms and umbrellas.
A palapa provides cover for an outdoor living and dining space where lunches transform into card games and sunset cocktails, and where the aroma of something cooking on the grill wafts through the changing sky. The fire pit serves as the villa’s natural meeting spot as night falls. Sitting in a circle barefoot and watching the last light fade behind the headlands while the surf maintains its steady rhythm below is a straightforward and incredibly fulfilling experience.
And there’s the beach itself. From the terrace, a short path and a few steps descend to a peaceful, safe section of Palmilla’s coastline. The water is frequently calm enough for swimming and paddling, the sand is soft, and you will typically share the cove with only a few passing neighbors. It’s the type of beach that’s perfect for swimming in the morning before coffee, building sandcastles with kids, or taking a leisurely stroll at the tide’s edge under the moonlight after everyone else has gone to bed.
In terms of location, Casa Edwards Too is also incredibly useful. Located in one of the first upscale communities in the region, Palmilla Sur is situated on the Tourist Corridor between San José del Cabo and Cabo San Lucas. Depending on traffic and time of day, it usually takes 10 to 15 minutes to get from the villa to San José del Cabo’s historic center and its Art District, restaurants, pharmacies, and supermarkets. It also takes 20 to 25 minutes to get to Cabo San Lucas Marina and downtown.
Even closer are the Shoppes at Palmilla, which are typically accessible by car in five to seven minutes and feature cafés, boutiques, and a small market. On a map, Casa Edwards Too is located on the Sea of Cortez side of the Corridor, just south of Palmilla Beach. The main highway is a short drive up the hill, but it is not visible or audible from the house.
Arriving is simple. Los Cabos International Airport (SJD), located just outside of San José del Cabo, is the ideal entry point. The trip from SJD to Palmilla Sur typically takes 25 to 30 minutes in light to moderate traffic, but it can take a little longer on busy holiday weekends or during peak arrival times.
The highway from the airport to Cabo San Lucas, followed by a designated turnoff into Palmilla and on to Palmilla Sur, is entirely paved. A standard sedan or SUV can easily navigate the last kilometer or two of well-maintained residential roads that gently slope toward the sea; a 4×4 is not necessary unless you intend to explore rougher trails elsewhere during your stay.
With five ensuite bedrooms, a relaxed, subtly updated “old Palmilla” character that combines privacy, charm, and swimmable shoreline into one very human, very livable beach house, and true toes-in-the-sand access on a serene Palmilla cove, Casa Edwards Too stands out among oceanfront Los Cabos Villas.
Starting the day with a swim straight from your own stretch of beach before driving ten minutes into San José del Cabo for coffee and a stroll through the Art District; spending an afternoon on a private boat from Cabo San Lucas Marina, which is about a twenty to twenty-five minute drive away, to circle Land’s End and snorkel sheltered bays before returning to your firelit terrace; and spending one day completely local—morning on the sand, an easy lunch under the palapa, a quick grocery or boutique stop at The Shoppes at Palmilla, which is five to seven minutes away, and watching the sunset in the Jacuzzi as the Sea of Cortez.
