Casa Roca De Pajaro
Description
It seems as though Casa Roca De Pajaro was drawn right onto the Sea of Cortez’s edge.
This oceanfront villa in Caleta Palmilla, perched above a private ribbon of sand, offers you the unique, almost cinematic feeling of hovering between sea and sky. The scene is dramatic as soon as you step onto the terrace: a secluded cove surrounded by rocky outcrops, the distant curve of Palmilla Bay, and the boundless blue water in front of you. This house makes the most of its location in one of Los Cabos’ most renowned master-planned communities, making it the focal point of your visit.
With four ocean-view suites in the main house and a separate casita that provides additional privacy for grandparents, older teens, or a couple traveling with you, Casa Roca De Pajaro can accommodate up to ten guests across five bedrooms and five and a half bathrooms. Sliding doors open to reveal terraces, patios, and balconies where you can step outside in bare feet and feel the warm stone underfoot while watching the sea.
Every bedroom opens directly to outdoor space, so no one is ever far from the sound of the waves or the first light of the morning. The villa’s main gathering area is a double-height living room with large windows and glass doors that frame the water like a constantly shifting painting. The interior’s neutral hues, plush fabrics, and ocean blue accents echo the colors just beyond the glass, while the exterior’s stark white and red barrel-tile roof contrast with the palm trees.
With stainless-steel appliances, a wine refrigerator, and lots of counter space, including bar seating where people inevitably congregate while meals are shared, the gourmet kitchen is appropriately equipped for serious cooking or a private chef. For more formal evenings, an eight-seat indoor dining table is ideal, but an office corner and exercise equipment make longer stays easier, whether you need to continue working out or respond to a few emails. High-speed Wi-Fi, zoned air conditioning, and smart-home features make the house feel effortless, and daily housekeeping ensures that the villa is always as spotless as when you arrived.
It’s outside that Casa Roca De Pajaro becomes genuinely remarkable. You enter a large stone terrace that appears to float above the beach after passing through the doors of the living room. The pool deck is lined with eight padded loungers that are angled straight toward the horizon. A Jacuzzi is located just along the deck’s curve for evening soaks under the stars, and the main pool has a shallower, kid-friendly area where younger guests can splash safely while adults unwind nearby.
As day gives way to night, layers of light, sound, and atmosphere are added by a cascading waterfall, an outdoor fireplace carved into the wall, and a fire pit with wraparound seating. An al fresco dining area with a direct view of the waterfront is shaded by a large palapa. It is supported by a built-in barbecue and plenty of outdoor seating for meals that last well past sunset. A swim in the Sea of Cortez is never more than a minute or two away from the terrace’s edge thanks to a short private path and a few steps that lead straight down to the cove’s soft sand.
Among Los Cabos Villas, Casa Roca De Pajaro stands out in part because of its location inside Caleta Palmilla. World-class restaurants, cocktail bars, and resort boutiques are only a short drive or golf cart ride away from the renowned One&Only Palmilla resort. Nearby marinas make it simple to arrange boat tours, fishing charters, and water sports. Palmilla’s swimmable beach and Costa Azul’s lengthy curve, which includes the well-known Zippers surf break, are just a short drive along the Corridor.
The tennis club and 27-hole golf course in Palmilla are close enough to feel like they’re in your backyard, but starting in January 2025, the golf course will become a fully private, membership-only facility, so access will depend on the rules in effect at the time of your visit.
Arriving is a delightfully simple process. Los Cabos International Airport (SJD), located just outside of San José del Cabo, is the ideal entry point. The trip from SJD to Caleta Palmilla typically takes twenty to twenty-five minutes in light traffic; during peak hours, holidays, or weekend changeover days, it can take up to thirty minutes or slightly longer.
The final one to two kilometers of the trip are made up of smooth, beautifully landscaped residential roads that lead to Caleta, which is situated on a rocky palisade above the Sea of Cortez. From there, you follow the main Transpeninsular Highway west, exit at the Palmilla turnoff, and enter the Palmilla master community through gated security.
A comfortable sedan or SUV is ideal because the entire route is paved and well-maintained; a 4×4 is not necessary here, but an SUV may be more practical if you are carrying surfboards, golf bags, or additional luggage. You can find Caleta Palmilla on the Tourist Corridor between San José del Cabo and Cabo San Lucas, just above the central curve of Palmilla Beach, using any mapping app.
Everyday necessities are surprisingly close for a setting this private. The larger supermarkets, pharmacies, and other services of downtown San José del Cabo are about ten to fifteen minutes away by car, depending on the time of day; the Shoppes at Palmilla, with cafés, a small market, and boutiques, is typically five to seven minutes away from the villa. With its bustling marina, vibrant nightlife, and additional dining options, Cabo San Lucas is usually twenty to twenty-five minutes away by car along the Corridor. This makes it simple to experience the vibrancy of town before retreating to the peace of your cove.
Within the ultra-exclusive Caleta Palmilla community, Casa Roca De Pajaro stands out among oceanfront Los Cabos Villas as a true beachfront home with direct sand access, kid-friendly pool design, multiple fire features and waterfall, smart-home comforts, and daily maid service. It is located just minutes from One&Only Palmilla, Zippers surf, and the Corridor’s wider attractions.
Three activities are ideal for a stay at Casa Roca De Pajaro: an early morning swim and beach walk directly from your private steps to the sand, followed by coffee and shopping at The Shoppes at Palmilla, which is five to seven minutes away; a surf session or sunset viewing at Zippers on Costa Azul, which is typically ten minutes by car, paired with casual tacos or a beach bar drink nearby; and an evening in San José del Cabo’s historic Art District, which is about fifteen minutes away from the villa, where you can explore galleries and boutiques, visit the Thursday night Art Walk, pick up groceries, and have dinner before returning to the peace and quiet of your oceanfront terrace.
