The villa, which is located deep within the Sian Ka’an Biosphere, has two master suites with views of the ocean that open to the sunrise, expansive living areas that blend into the terraces, and a relaxed, barefoot rhythm that makes the hours fly by.
Instead of rooms, you move through shade and air: coffee on the deck as the reef changes color; a swim that turns into a leisurely float; lunch served to the breeze by a butler who always seems to show up just before you ask. By late afternoon, the rooftop is the only suitable spot—horizon wide, jacuzzi warm—until the first stars appear and the sea transforms into a dark, breathing mirror.
Quietly self-assured, the architecture is adapted to the weather rather than to show. The villa is located approximately at 19.4° N, -87.45° W. The drive from Cancún International Airport (CUN) to Tulum takes approximately 1 hour 45 to 2 hours 15 minutes, and depending on traffic, it takes an additional 35 to 60 minutes to reach the Sian Ka’an gate.
Because the road alternates between graded dirt with potholes and paved sections, allow an additional 30 to 90 minutes, depending on the season, to get from the reserve gate to the villa. High-clearance SUVs and daytime arrivals are highly advised; if you would prefer to arrive hands-free, scheduled private transfers make the process easy.
When you want a change of scenery before heading back to your peaceful section of the coast, the hotel zone’s restaurant row is located 35 to 55 minutes north, while Tulum Pueblo, which is home to a concentration of groceries and pharmacies, is 45 to 60 minutes back toward town. Parking is easy to find on the property, and most days work out well without you ever leaving the beach.
How easily life slows down is the pleasure here. A walk along the tideline turns into a shell collection and leveled-gaze with an egret; breakfast turns into a conversation you finish in the pool; and sunset on the roof keeps you longer than you intended because the constellations appear one by one and there’s no reason to leave. Nevertheless, the reserve continues to provide: the soft rustle of mangroves at sunset, the hue of the lagoon at high tide, and the way the night sounds are soft and layered rather than loud. It’s comfort without a curtain separating you from the place you came to feel, privacy without being alone, and luxury without the volume.
Drifting the ancient Maya canals on a Muyil lagoon float, casting a dawn fly for bonefish and permit on the Sian Ka’an flats, and snorkeling the near-shore reef on a calm morning before lunch back on the terrace are three simple local experiences. Distances and useful timing to remember: anticipate approximately 1 hour 45 minutes to 2 hours 15 minutes.
Depending on the season and recent rains, it takes 35 to 60 minutes to get from CUN to Tulum, 35 to 60 minutes to get to the reserve gate, and 30 to 90 minutes to get to the villa. Tulum Pueblo groceries and pharmacies are 45 to 60 minutes away from town, and hotel-zone dining is 35 to 55 minutes away. The final 1-2 kilometers are usually on graded sand/dirt lanes, which are best suited for an SUV, and there is easy parking available once you get there.
With two equal master suites and a rooftop Jacuzzi, Villa Uh Kaay is a service-driven hideaway with an oceanfront location that offers rare privacy and true wilderness immersion. It’s close enough to Tulum for provisioning and a night out, but far enough away that the only sounds are the wind, water, and stars.
