Casa Nikki (5BD)
Description
The Caribbean welcomes you at Casa Nikki as soon as you enter the gate, with palms whispering softly, salt on the wind, and the glisten of Playacar’s pristine beach only a short distance away.
With five bedrooms, five bathrooms, cool stone flooring, and sunlight streaming across arches and terraces throughout the day, this privately owned, three-story villa was built for effortless togetherness. Coffee and surf sounds greet mornings on the beach-level pool deck; afternoons alternate between swimming in the main pool and leisurely plunges in the rooftop pool, where sunsets turn the sky tangerine and the sea runs turquoise to the horizon. Handcrafted wood, immaculate linens, and areas that flow naturally from kitchen to dining to living so that conversations never have to stop are all part of the home’s sophisticated yet laid-back atmosphere.
Sleeping quarters address both privacy and comfort in equal measure. Up to ten people can stay in the four king bedrooms and one queen bedroom without anyone getting the short straw. Each bedroom has its own bathroom, so routines never conflict before the day’s first swim.
When the afternoon heats up, air conditioning and ceiling fans keep everything comfortable, glass doors pull back to let in the breeze, and there’s always a shaded spot to read or take a nap before continuing down the sandy path for another Caribbean float. A grilled catch shared by the beach-level pool as the stars rise, a last toast from the rooftop as the lights of Cozumel twinkle offshore, and the kind of leisurely conversations that only occur when the sea sets your pace are all part of the terraces’ evenings.
The villa’s silent superpower is its location. You can walk to Quinta Avenida for dinner and a nightcap from Playacar Phase 1, Playa del Carmen’s original gated beachfront enclave, while still being far enough to sleep to the sound of the waves. The beach is renowned for being swimmable and walkable; a quick stroll north brings you to the pier and the bustle of town, while a sunrise stroll south passes small Mayan ruins and more peaceful sections of sand. On a perfect night, you can count constellations from a lounger, watch kites dance across the bay when the breeze is up, or retreat to the rooftop plunge in between dips.
Organize a beginner kite session on Playacar’s gentle, shallow beach; rally for sunset tennis next to the neighborhood’s tiny Mayan ruins before taking a walk along Quinta for gelato; or take a ferry to Cozumel for a snorkel and lunch by the sea.
Distances and travel times (useful hints): Casa Nikki is located on Playacar Phase 1’s beachfront lanes close to 20.620° N, -87.079° W. The private transfer from Cancún International Airport (CUN) to the villa usually takes 50–60 minutes during regular traffic and 70–90 minutes during weekends or during peak hours. It takes about 55 to 75 minutes to get to the Playa del Carmen terminal by ADO bus, and it takes 5 to 10 minutes to get to the Playacar gate by taxi.
Chedraui and Mega Soriana, the town’s supermarkets and pharmacies, are roughly 6 to 10 minutes away by car; depending on your pace, the majority of Quinta Avenida’s eateries and the Cozumel ferry pier are a 10- to 15-minute walk along the coast. End-to-end paved roads make up the final kilometer, which consists of quiet, gated residential lanes and brief cobblestone sections that can accommodate any typical sedan or midsize SUV. Parking is available on-site.
Arrival and logistics: The easiest way to get started is with a private transfer that has been scheduled in advance from CUN. If you are driving yourself, make sure you have your gate pass ready for Playacar security and think about making a quick provisioning stop in town on the way in. After settling in, you’ll probably go for walks most nights and rent a car for excursions along the Riviera Maya.
Casa Nikki offers a unique value proposition by combining a beachfront location in Playacar Phase 1 with two private pools (one on the beach and one on the rooftop) and five bedrooms with private bathrooms (four kings and one queen). This combination offers a secure, low-key enclave with rare sunset views and walk-everywhere convenience.
