If the Guest cancels the reservation more than sixty (60) days before arrival, all amounts paid will be refunded. Refunds will be sent to The Guest minus bank charges. If the guest cancels (a) a reservation sixty (60) days less prior to arrival or (b) a reservation scheduled for the Christmas and New Years holiday period, the villa owner / manager is not obligated to refund any amount already paid. (c) In the event of late payment or non-payment, the villa owner / manager's sole recourse is to cancel the corresponding reservation if the pending payment is not received within three (3) business days of notification from The Agency to the guest. (d) If the guest arrives and decides on the day of arrival or days after leaving the property for personal reasons, the owner / manager of the villa is not obliged to refund the payment of the rental of the villa. (e) If for any reason such as fire, hurricane, earthquake, strike, riot or any act of God makes the property unusable, The Villa Owner will reimburse the guest for all sums already received minus bank charges. If the Owner cancels the reservation already confirmed for personal reasons before 60 days of the arrival of the guest for rentals in low season and / or 90 days before the arrival of the guest for rentals in high season and Christmas / New Years, the owner will undertakes to cover the total cost of renting a similar villa in terms of size, number of rooms, location, service personnel and decoration for the days of the rental. If the Owner decides to cancel an already confirmed reservation for reasons of sale, The Owner agrees to honor the already confirmed reservation or will try to get the new owner to honor it. In the event that the new Owner decides not to honor the already booked rental,
