What Es Cubells buys is absolute quiet. What it costs is spontaneity: you are twenty-five minutes from Ibiza Town, thirty-five from the airport, and the beach is a drive rather than a walk. Guests who choose Es Cubells generally do so twice — the second time because they understood the first time that the quiet was the point.

Who it suits: principals who want to disappear, groups hosting private dinners, families with adult children. Who it does not: anyone who wants to leave the house on impulse.

Vista Alegre the gated-community address for Ibiza vacation rentals

Vista Alegre, above Cala Jondal on the south coast, is a formally gated community with controlled entry, private security and a set of the island’s largest modern villas. It is the most conventionally reassuring of the three, and it is where we place most of our multigenerational groups.

The Ibiza Spain vacation rentals in Vista Alegre tend to be new-build or recently rebuilt: eight to ten bedrooms, staff accommodation genuinely separate from guest accommodation, level lawns rather than terraced cliff, and a gate somebody else is responsible for. The beach clubs of Cala Jondal are five minutes down the hill by car, which is close enough to be convenient and far enough that nothing carries at night.

Who it suits: groups of eight and up, families with young children, first-time visitors who want the island’s advantages without its edges. Who it does not: guests looking for old-Ibiza character — this is a modern address and it does not pretend otherwise.

Cala Jondal is the compromise that works. It is the one address of the three where the right house puts Blue Marlin and Tropicana within walking distance, which changes the shape of the day: lunch at the beach club, back to the pool at four, no driver required in between.

Among the Ibiza Spain vacation rentals in Cala Jondal, the distinction that matters is which side of the bay you are on. The eastern shoulder is set back and screened; the western approach carries more sound in the late afternoon. We are specific about this in every proposal, because “walking distance to Blue Marlin” and “within earshot of Blue Marlin” are two very different holidays.

The rules nobody tells you about until you break them

This is the part of the conversation that separates a well-run stay from an expensive misunderstanding, and it is why we lead with it rather than bury it.

Ibiza regulates vacation rentals seriously. Every legally rentable property carries a tourist licence number, and villas without one are periodically removed from the market mid-season — sometimes after a booking is confirmed elsewhere.
