How the festive weeks work
Booking Christmas and New Year in a private villa
Minimum stays
Seven nights is the most common minimum over the festive weeks, and many Caribbean houses ask for ten over New Year; the most sought-after estates ask for seven to fourteen. This is why so many festive stays now run past ten nights: a family that wants New Year’s Eve in a particular house often begins in Christmas week.
Christmas week or New Year’s week
They are not the same holiday. Christmas week is the family week, with the lunch at home and the presents under the tree; New Year’s week is the one for the party, the fireworks and the boats in the harbor, and it is the week that fills first. In October our partners still had far more houses open for Christmas than for New Year.
Dates and changeovers
Many houses and most Alpine chalets fix the arrival and departure days over the holidays. We match the dates to your flights and confirm them house by house.
Rates and what is included
Festive rates sit above the rest of the season, and they differ from house to house, so we quote them for your dates rather than print them here. With your proposal you receive the staff, their hours, the meals and the holiday dinners set out in writing.
Christmas 2027
For the festive weeks the best houses are confirmed nine to twelve months ahead. The 2027 calendar is open, and a hold on a house for Christmas or New Year 2027 can be placed now.

Questions
Christmas and New Year villas: your questions answered
Are there still villas available for Christmas 2026?
Yes, a few. The list at the top of this page shows the houses that owners and managers confirmed as open for the festive weeks, with their minimum stays, and we update it every week. By November most of what opens up comes from cancellations, so we check each house with its owner on the day you ask.
What is the minimum stay for a villa over Christmas and New Year?
Seven nights is the most common minimum, and many Caribbean houses ask for ten nights over New Year. The most sought-after estates ask for seven to fourteen. Each house sets its own rule, and we confirm it in writing with your proposal.
Is it easier to find a villa for Christmas week or for New Year's week?
Christmas week. In the lists our partners sent in October, far more houses were open for Christmas week than for New Year's week. A stay that begins in Christmas week and runs on into the New Year gives the widest choice, because many houses ask for ten nights or more over New Year.
When should we book a villa for Christmas 2027?
Nine to twelve months ahead for the best houses. For Christmas 2026 the main booking window ran from August to October, and by November most of what remained came from cancellations. Our 2027 calendar is open now.
Do chefs and staff work over the holidays?
Yes, at the fully staffed houses, such as Villa Silver Sands in Turks and Caicos and The Hive in Costa Rica, the chef, the butler and the housekeepers work through the festive weeks as part of the stay. At other houses a chef can be added. We set out the staff, their hours and what is included in writing before you book.
Are the changeover days fixed over Christmas and New Year?
Often, yes. Many houses and most Alpine chalets fix the arrival and departure days over the festive weeks. We match the dates to your flights and confirm them house by house.
