Villa Balbiano
A 16th-century palazzo on the water near Lenno, with interiors by Jacques Garcia: a grand hall of Baroque frescoes, a piano hall with a Steinway concert grand, an indoor pool under a vaulted ceiling and a private mooring. The Villino and the Guest House add eight bedrooms, for up to 28 guests. In August 2026 Vogue Italia named it among the most prestigious houses on the lake.
Villa Breakwater Bellagio
A restored villa on the Lecco branch of the lake, its terraces stepping down to a private dock and a heated infinity pool, with a spa of sauna and hammam. A chef and a butler are on hand up to 80 hours a week each, with the food from the chef’s menu, the wines from the house list and the use of a boat for up to five guests included.
Como Estate
Two lakefront villas, Villa Maria and Villa Serena, in seven acres of gardens and woods at the end of a gated road, either side of a historic harbor. Each has its own butler and chef six days a week, and the two can be rented together or apart.

Where the best villas are
About half of our Lake Como villas are on the western shore. In Tremezzina, around Lenno and Ossuccio, Villa Balbiano and Villa La Cassinella stand on the water close to Villa del Balbianello and the gardens of Villa Carlotta. Bellagio and Menaggio face each other across the center of the lake, ten minutes apart by boat. The southern basin around Como, Blevio and Torno has the villas closest to Milan, and the upper lake around Pianello del Lario has lakefront houses a short walk from the village.
Villas for families and large groups
Most of our Lake Como villas have four to eight bedrooms. For larger groups, Como Estate sleeps 28 in two lakefront villas, Villa Balbiano extends to 28 guests with its Villino and Guest House, and Villa Felicità, Splendi and Villa La Cassinella sleep 17 to 18. Villa Felicità has a tennis court, a volleyball court and a soccer field, and Villa La Cassinella a floodlit tennis court, a boat house and kayaks. Getting to Lake Como
Milan Malpensa is about an hour by car from much of the lake, and Milan Linate and Bergamo also serve it; Lugano airport is about 45 minutes from Villa La Cassinella. From the United States, guests fly to Milan, connect through a European hub, or fly private. On the lake, your concierge arranges private boats between the villages and to dinner, and times every transfer to your flights.

It depends on the trip. Tremezzina, on the western shore, has grand villas and the gardens of Villa del Balbianello and Villa Carlotta; Bellagio and Menaggio are the center of the lake for boat days and restaurants; Como and the southern shores are closest to Milan; and the upper lake suits families who want a beach nearby.
How far in advance should we book a villa on Lake Como?
Nine to twelve months ahead for June to September and the holidays, and six to nine months ahead for spring and autumn. July, August and the top houses go first.
