The desert air holds the day’s warmth long after sunset, the Sea of Cortez goes silver, and the only real decision is whether the fire pit comes before or after dessert. That is why alfresco dining is the feature our specialists are asked about most often across our Los Cabos villa rentals — not the pool, not the view, the table. 01Casa Edwards — the palapa bar above Palmilla Bay

Old Palmilla glamour, still the benchmark. Bougainvillea over cantera stone, whitewashed walls, red clay tiles warming to gold, and the arc of Palmilla Bay just beyond the terrace. Inside, a twelve-seat dining hall with a fireplace handles the formal night. Outside — where you will actually spend the week — there is alfresco dining for ten, a full outdoor kitchen with barbecue, and a palapa sheltering a wet bar, grill, TV and stereo. A fire pit ringed with pillow-topped couches sets up the stargazing; the heated infinity pool and hot tub sit between the two. The beach is a short walk down the lane, and the house sits 2.4 km from Palmilla Golf Club in Palmilla.

02Casa Koll Estate — torchlight on fifteen thousand square feet

At the far edge of Palmilla’s golden crescent, Casa Koll Estate is a chateau-inspired oceanfront compound: the main villa (Casa Koll) plus a separate guesthouse (Casa Roca), custom-built by Don Koll — the developer who created Palmilla itself. The design borrows from the medieval chateaux of Saint-Paul-de-Vence: sand-coloured stone walls, wrought iron, exquisite woodwork. In the evenings, fire-lit torches all around the exterior give the terrace a velvet glow, which makes this the most atmospheric outdoor dinner in the collection. 03Casa Tita — twenty-two at the table in Punta Ballena

The largest party on this list, and the best value for it. Above the coast in Punta Ballena, a short stroll from Esperanza, Casa Tita sleeps twenty-two across eight bedrooms — five king suites with private ocean-view terraces along the view front, three children’s bunk rooms on their own axis, and an open great room humming in between. Outside: a palapa, a gas barbecue, a fire pit, a sculptural infinity pool in natural stone, and a Jacuzzi that warms as the onshore breeze softens. Breakfast on the terrace, tide pools before lunch, chef-grilled dinner as the fire pit comes up.

04Villa Buena Vida — palapa, fire pit and an outdoor fireplace

The most complete outdoor room here. Above Cabo del Sol’s Nicklaus-designed fairways, Villa Buena Vida is visible-ocean from practically every room, and the terraces run down to a cascading resort-style pool with a wide shallow shelf for sunning. The outdoor inventory is the reason it makes this list: palapa bar, gas barbecue, fire pit and a separate outdoor fireplace, plus an outdoor stereo and spacious alfresco dining. Four king suites have their own private ocean-view terraces; a bunk room gives younger guests a wing of their own. Chileno and Santa María are eight to twelve minutes away, and the sister estate next door, Villa de los Faros, can be taken alongside it for a private micro-resort.

05Casa Alegria — two minutes from Palmilla golf

The most approachable house here, and a favourite for golf weeks. In Palmilla Caleta, Casa Alegria seats eight for alfresco dining beside a two-level heated pool and hot tub, with the barbecue stocked on arrival and a telescope on the terrace for the nights the Baja sky earns one. Five bedrooms for fourteen, two minutes from Palmilla Golf Club, two hundred metres from the beach.

Three more worth knowing

Beyond the five: Hacienda 513 is the ocean-view alternative at the top of the market — six bedrooms for twelve, from $11,000 per night. On the Pacific side in Pedregal, Casa Buena Vida puts ten bedrooms across 17,500 square feet from $4,200 per night and — unusually — includes breakfast or lunch every day, cooked and cleared by its own team, plus a bartender from ten until five. For smaller parties, Villas Del Mar 471 is the barefoot version of this list: three bedrooms for eight in Palmilla, a built-in barbecue, and dinners that end up on the grass. Making the outdoor table work

  • Book the chef, not just the grill. An in-residence chef turns the terrace into the best restaurant of your week — ceviche at lunch, catch of the day at night. Arranged with the villa by your dedicated concierge. For the nights you do go out, start with the best restaurants in Los Cabos.
  • October to May is terrace season. Warm evenings, low humidity, no rain; December–March adds whale watching from the same terrace. Summer runs hotter — shade and a palapa matter more than a view.

  • Check the minimum stay before the rate. Festive weeks run seven nights minimum at Casa Edwards and Casa Tita; Thanksgiving five. The nightly figure matters less than the total, and we quote both.
