Transparent pricing, clearly explained

Rates vary significantly by villa, island, season, size and staffing. Most stays include private use of the villa and 24/7 concierge support. Daily housekeeping, private chef and butler service may be included or arranged depending on the property.

Greece applies a 13% VAT on most villa rentals and a modest nightly tourist tax (varies by category). Final cleaning, food and beverage, security deposits and any special-event fees may apply. We confirm the exact breakdown in writing before you book — with no hidden fees.

August on Mykonos and Santorini typically requires a 7–14 night minimum stay and books 6–9 months ahead. Greek Easter is a separate peak window. Off-season rates can be 30–50% lower than August.
