Description
Most of Tulum’s beach road is shared: beach clubs, boutique hotels, a steady drift of people along the sand. Casa Carolina is the exception. It is the only villa on its stretch of the Hotel Zone, a seven-bedroom beachfront residence where the shoreline in front of the house belongs, for the length of your stay, to your party alone.
Spread across 6,500 square feet on two floors and crowned by a rooftop with its own splash pool and bar, the house sleeps up to sixteen guests in seven air-conditioned bedrooms. It suits a large family gathering as naturally as a wedding party, and it places you within walking distance of Hartwood, Arca and the rest of the Hotel Zone’s celebrated tables, something few villas in Tulum of this size can claim.
THE HOUSE
Floor-to-ceiling glass runs across the ground floor and folds away entirely, so the living room becomes the terrace and the terrace becomes the beach. Cool stone, soft linens and an open-plan layout keep the interiors calm and unfussy, with air conditioning throughout the living, dining and kitchen spaces. A professional chef’s kitchen anchors the house and opens onto a dining table that seats all sixteen guests.
THE ROOFTOP
The rooftop is where the house gathers at the end of the day: a splash pool, a full bar and open-air dining beneath a protected palapa, with a swinging daybed for slow afternoons. Set between the sea on one side and the jungle on the other, it takes in the sunset in full, and it doubles as a natural ceremony space for weddings.
THE SUITES
Seven bedrooms sleep up to sixteen, dressed in calm neutrals and lit by the reflection off the water. King beds furnish the principal rooms, one with a full ocean view and another looking across garden and sea, while a queen room opens directly onto the terrace and a ground-floor king faces the garden. Ensuite bathrooms include a rain shower, and every bedroom is fully air-conditioned following a recent upgrade.
THE OUTDOORS
There are three pools, among them a heated beachside pool set just steps from the surf and the splash pool on the roof. Beyond the terrace lies the reason guests choose this house: a private stretch of soft white Caribbean sand with no neighbouring loungers and no passing crowds, only the water and the people you arrived with.
THE SERVICE
On-site staff look after housekeeping and security throughout the stay, and a complimentary continental breakfast is prepared fresh at the villa every morning. A private chef, airport transfers, excursions and restaurant reservations are arranged on request through your Haute Retreats concierge. Starlink high-speed internet and a backup generator keep the house connected around the clock, and small pets can be accommodated by prior arrangement.
THE LOCATION
Casa Carolina sits on the beach side of the Tulum Hotel Zone, just past La Valise and about a kilometre before the arch that marks the entrance to the Sian Ka’an Biosphere Reserve.
