Soliman Bay, Tankah Bay or Akumal? Three bays, forty minutes apart, and almost nothing else in common. The villa matters less than the water it sits on — so start there.

Most guides to Tulum villas rank houses. That is the wrong order of operations. A ten-bedroom estate on the wrong bay will disappoint a family who wanted calm shallow water, and the most beautiful house on the coast is the wrong booking if it is fifty minutes from dinner. Chef service is close to standard in this tier; the address is what you actually choose.

Below, the three addresses we book most, what each one is genuinely for, and the houses that make the case.

The short answer

  • Soliman Bay — reef-sheltered, no surf, mangroves behind. Ten to fifteen minutes from Tulum town. For families with young swimmers and for groups who want the water flat.
  • Tankah Bay — quieter again, near-untouched, cenote-fed. Ten minutes to town. For guests who want seclusion without losing the restaurants.
  • Akumal and the Conrad complex — resort facilities on site, twenty-five minutes to town, an hour from Tulum airport. For large groups who want a beach club, gym and restaurants without leaving the property.

Soliman Bay: flat water, ten minutes from town

Soliman Bay is protected by reef, so the water is shallow and still — the practical difference from Tulum’s beach road, where the surf can be too much for small children. Mangroves sit behind the houses, which means birds at breakfast and no through traffic. Cancun is roughly ninety minutes to two hours; Tulum town is a ten to fifteen minute drive.

Villa Amaite — 8 bedrooms, up to 22 guests, from $2,050 a night

Villa Amaite was designed like a stylish seaside bungalow, combining clean lines and local materials to create indoor living spaces that make you feel connected to the tropical setting. The useful detail is the split: a main house of five sea-facing suites, plus a self-contained casita with three more bedrooms and its own palm-shaded courtyard. That makes it the one house here that works for two families who want to be together at dinner and separate at bedtime — or for a ceremony with staff accommodated on site. Tankah Bay: quieter still, same drive to dinner

Tankah sits just north of Soliman and is the emptier of the two. It is fed by cenotes, so the water runs cooler in places, and the shoreline is closer to untouched. The drive to Tulum town is around ten minutes — the same as Soliman — which is the point: you give up nothing in access and gain a stretch of coast with almost nobody on it.

The trade here is explicit. You are further from Tulum town — twenty-five minutes rather than ten — and you are inside a hotel complex rather than on an empty bay. In exchange you get a beach club, restaurants, a gym, a spa and water sports without arranging anything, which is the difference between a holiday and a logistics exercise when the party runs past twenty people. Tulum’s new airport is an hour away.

Villa Tulkal — 8 bedrooms, up to 26 guests, from $4,725 a night

What “private chef” actually includes

This is where houses differ most and brochures say least. Chef service is included at all three addresses above, but the hours, the meal count and the grocery arrangement are not the same — and the grocery fee is the line that surprises people at checkout.

Two practical notes. Groceries are billed separately everywhere in this tier, so budget for them as a real line rather than a rounding error — a party of twelve eating three meals a day at home is a substantial weekly spend. And where a shopping fee applies, it is a percentage of the grocery bill, not a flat charge, so it scales with the size of the group.

How to choose

If the party includes children who are not yet strong swimmers, book Soliman or Tankah and let the reef do the work. If the party is over twenty and includes people who will want a gym at seven and a bar at eleven, book Akumal and use the Conrad’s facilities rather than trying to replicate them. If the group is two families who like each other but not at bedtime, the main-house-plus-casita split at Amaite is the specific answer.

And if you are choosing between two houses on the same bay, choose on kitchen and dining rather than bedroom count. In a villa with a chef, the table is where the week actually happens.
