August in Greece is spoken about as though it were sold out, and at the top of the market it very nearly is. But “nearly” is the operative word. Every August a predictable number of holdings release a charter that changes shape, an itinerary that shortens, a group that decides on Sardinia instead and for two weeks those releases are the most interesting inventory on the market.

This is our live view of the luxury Greek villas still open for the final fortnight of August 2026, across Mykonos, Santorini and Corfu. It is refreshed every Friday morning. What follows is not a portfolio; it is what our concierges can actually confirm this week.

Which luxury Greek villas are genuinely open

Montessito Luxury Greek Villas

Mykonos. The strongest remaining availability is at Kalafatis and on the Agios Lazaros side, in the six-to-nine bedroom range, with private pools and full staffing. These are among the luxury Greek villas that move fastest once released, because Mykonos is where late-deciding groups look first. Sheltered southeastern addresses are still holding pockets of two- and three-night flexibility; the exposed western terraces have more. At the top of the range, luxury Greek villas of the calibre of Villa M — eight bedrooms for sixteen at Fanari, infinity pool over the Aegean — are exactly the kind of holding that releases when a charter reshapes, and exactly the kind that goes within the day.

Santorini. Cave houses in the four-to-six bedroom range, caldera-facing, chef included — the most photogenic of the Greek villas still open this late. Santorini releases later than Mykonos because its stays are shorter, which means the last ten days of August are unusually workable here. If the island has been on your list and the group is six or fewer, this is the window. Even at estate level — Erosantorini, five suites above the caldera with the island’s largest infinity pool — late gaps of four and five nights appear in this fortnight and almost never at any other time of year.

Corfu. The quiet answer, and the one we find ourselves recommending most to families. The northeast coast estates — the stretch locals still call Kensington-on-Sea — hold the largest houses of the three islands and the widest late availability. For groups of ten and up, Corfu is where the genuinely large luxury Greek villas are still open in late August.

Villa Ultima at Nissaki is the reference point among Greek villas at this scale: a thousand square metres for twelve guests, two pools, a private dock, hammam and spa, fully staffed with chef, house manager and daily driver included. For smaller families, Villa Cielo above the Old Town — four suites, heated pool, 180-degree sea views — is the house that tends to still be open when everything else has gone.

The 72-hour box: how a late booking on luxury Greek villas actually runs

Late availability behaves differently from planned booking, and the difference is almost entirely about speed. Here is what actually has to happen, in order, once you decide to move.

Hour 0–4. Tell us dates, headcount, ages and non-negotiables. Your concierge returns a shortlist of three to five luxury Greek villas that are confirmed available at that moment — not listed, confirmed, checked against the owner that day.

Hour 4–24. Video walkthroughs, staffing sheet, provisioning brief. This is where questions about pools, steps, access and noise get answered rather than assumed. Contract issued.

Hour 24–48. Deposit and signature. This is the step that decides it. At this point in August, a held property is held in hours, not days, and the second inquiry on the same house is usually already in the concierge’s inbox.

Hour 48–72. Flights and transfers locked. Helicopter windows between Athens, Mykonos and Santorini are the tightest constraint of the final fortnight — book the aircraft in the same conversation as the villa, not afterward. Chef consultation and provisioning brief go out. Staff briefed on arrival timing.

Groups who follow that sequence generally land the house they wanted. Groups who take a week to circulate options among six people generally do not, and that is the honest mechanic of late August rather than a sales technique.

Transfer and helicopter windows

The single most common failure in a late-August Greek itinerary is not the villa. It is the connection.

Ferries between Mykonos and Santorini in the last two weeks of August run full and run late, and a delayed crossing costs a full day. Helicopter is twenty-five minutes and, at this stage of the season, is best confirmed the same day as the property. Athens connections are workable but the evening arrival banks are congested; we prefer to land guests midday and drive in daylight. For any of the luxury Greek villas without road access — a significant proportion of the Santorini inventory — porterage is arranged separately, and it needs a day’s notice rather than an hour’s.

What we will tell you plainly

Two things, because they save everyone time.

Where a house has a compromise, we name it in the shortlist: the pool that loses sun at four, the eighty steps, the road that carries noise on Saturdays. Second, if the right house is not available, we will say so rather than propose the fourth-best option at the same rate. In several late Augusts the honest answer has been Corfu instead of Mykonos, or the first week of September instead of the last of August.
