Description
The house stands at the water’s edge in Majerovica, the residential shoulder west of Hvar Town, facing the Pakleni Islands across a channel that turns from silver to deep blue over the course of a morning. It is a kilometre from the main square — close enough to walk in for dinner, far enough that the town’s noise never reaches the terrace.
Five floors step down the slope to the sea. The living rooms open onto a terrace laid out around a heated infinity pool, its far lip cut against the horizon so the water appears to run straight into the channel. Below the terrace, a private platform gives direct access to the sea.
The house
Four hundred square metres of interior across five levels, arranged so that a party of twenty can gather and then disperse.
Ground floor — the living and dining rooms, the kitchen, and the terrace with the pool. Two bedrooms sit on this level, each with a double bed and en-suite shower room, for guests who would rather not take stairs.
First floor — five bedrooms. Three are en-suite, each with its own balcony. The remaining two connect through an internal door and share a shower room between them: the family configuration, and the right choice for parents with children close by.
Second floor — the two best rooms in the house. Both en-suite, both with balconies over the channel, one with a walk-in wardrobe. The highest terraces and the longest views.
Lower ground floor — a self-contained bedroom with en-suite shower and its own entrance from the garden, plus a cloakroom. It suits a couple who want their own front door, or a member of staff living in.
Eight of the ten bedrooms are en-suite. All ten hold double beds; there is no twin configuration, so a party of twenty is best composed of couples.
Outside
The outdoor kitchen is the working heart of the villa. Set beneath a stone pergola, it carries professional equipment and a full grill, with a bar and stools alongside and a dining table positioned for the sunset. Most guests cook and eat out here for the length of the stay, whether they are handling it themselves or have taken a chef.
The plot runs to nine hundred square metres, planted in the Mediterranean manner and kept immaculate. The heated pool is thirty-five square metres, ringed with loungers, with an outdoor shower and shaded lounge areas at either end.
The water
A private swimming platform sits directly in front of the house — a ladder, a towel, and you are in the channel. The first pebble beach is a two-hundred-metre walk along the shore. Hula Hula, the beach bar that has set the tone of the Hvar afternoon for two decades, is a hundred metres away, as are the first of the town’s restaurants.
A pontoon at the same distance puts boats within reach: tenders to the Pakleni Islands, day charters along the southern coast, transfers to Palmižana for lunch. We arrange all of it in advance, so a boat is waiting rather than requested.
The island
Hvar is the longest of the Croatian islands and the sunniest, with some 2,800 hours of sun a year and a season that runs long at both ends. Hvar Town holds the Renaissance square, the fortress above it, the harbour and the restaurants. The interior holds the lavender fields, the vineyards and the stone hamlets, and the southern coast holds the island’s most isolated coves. The Pakleni archipelago lies twenty minutes offshore.
The island rewards a week rather than a night. It is worth taking the boat.

The stay
Housekeeping attends daily and a villa manager is on call throughout. Linen, towels, pool towels, a cot, pool and garden maintenance and Wi-Fi are provided.
A private chef, provisioning ahead of arrival, boat charter, private transfers, car hire and tailored excursions are arranged on request.
Arrival is from 17:00, departure by 10:00. A minimum stay applies in high season.
