Description
Tulum has a beach road, and then it has what lies beyond the arch: the Sian Ka’an Biosphere Reserve, a UNESCO World Heritage site where development effectively ended decades ago and only a handful of private homes were ever permitted. Casa Ikal is one of them — five acres with three hundred feet of pristine Caribbean beachfront on one side and three hundred feet of lagoon frontage on the other, where the water leads directly into canals carved by the Maya a thousand years ago.
Designed by the acclaimed De Yturbe architects, the villa is ultra-contemporary and entirely self-sufficient — solar and wind powered, zero-carbon, with every modern comfort intact. Four en-suite bedrooms host up to eight guests, attended by a full staff with all meals, snacks and soft beverages included. This is not a villa near the reserve. It is a residence inside it.
THE HOUSE
Three hundred square metres of interior open to three hundred and fifty more of decks and terraces. The open-plan living and dining room flows toward the sea; the fully fitted kitchen belongs to your chef. Air conditioning cools every bedroom, a 120-inch cinema projector handles film nights, and Wi-Fi and satellite TV keep the outside world available — strictly optional.
THE ROOFTOP
The villa’s signature: a hardwood-decked rooftop planted with green roofs, crowned by a double infinity pool lit with fibre optics after dark. From here the panorama is complete — Caribbean to the east, lagoon and canals to the west, unbroken jungle in between. Sunrise and sunset both belong to you.
THE SUITES
Four bedrooms, each with its own en-suite bathroom (a fifth bathroom serves the living areas), king beds, and terraces facing the water. One suite converts for children or friends travelling together. Nothing about the architecture interrupts the view — that was the brief, and it was honoured.
THE WATER
Step from the sand and a living coral reef sits within swimming distance — snorkelling from your own beach, no boat required. On the lagoon side, guided excursions trace the ancient Mayan trading canals, drift-floating through mangroves in water so clear it barely seems present.
