Villa Feronia

Villa Feronia is a new-build a few minutes from Passignano sul Trasimeno, three glass-walled suites set in two hectares of olive trees with the lake in every window. The pool is a heated saltwater infinity with a 17-metre lap lane, and a rooftop terrace with a fire pit sits over the whole thing. Six guests, Cortona and Perugia both 29 km away.

Three suites sleep six, each with its own bathroom and its own door to the outside, plus a guest cloakroom off the living room with a door to the pool. We’d suggest it for three couples, or a family with grown children, who want a modern house rather than a farmhouse and a pool they can actually swim lengths in. Of the villas in Italy we place, it’s the contemporary one on the lake.

THE HOUSE

Living and dining share one open space behind floor-to-ceiling glass, with designer sofas and armchairs, an integrated fireplace and a 65-inch smart TV. A handcrafted Domiziani table seats six, facing the water. Beside a kitchen with a central island and Bertazzoni and AEG appliances, a separate kitchenette carries six induction hobs, an oven, a grill, a microwave, a dishwasher and the coffee machine, so the main one stays tidy. Underfloor heating and cooling run through the house, with mosquito screens on the windows, a washer and dryer, an iron, a safe and Bose Bluetooth speakers.

THE SUITES

Goddess is the master suite: a king bed, a writing desk, a walk-in wardrobe and a bathroom with an open shower and a freestanding chromotherapy bath. Ruby has a queen bed, a workspace, built-in wardrobes and a double vanity with a contemporary shower; Sage has a queen bed, a small sitting area, built-in wardrobes and the same double vanity and shower. All three open directly onto the outside and look at the lake.

THE POOL AND THE TERRACES

Heated and saltwater, the infinity pool is open all year, with the heating included from May to September. There’s a baja shelf, hydromassage seating and a lap lane of 17 metres by 2.75; the shallow end, 4.6 by 4 metres, has a beach-style entry, and the pool is 1.40 metres deep. Olive trees and white magnolias frame the front garden, with a shaded pergola, a barbecue and a pizza oven for dinner outside, and an aromatic and vegetable garden beyond. Up on the roof, a terrace with a lounge and a fire pit is where the evening goes.

THE PRACTICAL SIDE

Fully fenced, with its own gate, covered parking for two cars and an EV charging point. The rate includes a midweek two-hour clean with a towel change, linen and bath and pool towels, a welcome basket with breakfast supplies restocked on arrival, pool and garden upkeep, Wi-Fi, final cleaning and a cot and high chair. Pets are considered on request. Check-in runs from 4 pm to 7 pm, check-out by 10 am.

THE LOCATION

Castel Rigone, 4 km away, has a small supermarket and a restaurant; Passignano sul Trasimeno and its railway station are 7 km, on the lake. Cortona and Perugia are both 29 km, Perugia Airport 37, Assisi and Montepulciano 52, Siena 88 and Florence 130.
