Some homes are designed to be looked at. Villa Tiera is designed to slow you down. The first coffee of the day arrives with the Mediterranean stretching endlessly ahead, the afternoons hum with cicadas, and the sunsets — Mallorca’s best-kept secret — seem to hold the world still for a moment longer than they should.
Five bright, beautifully appointed bedrooms accommodate up to ten guests — a layout built for five couples, a multigenerational family, or any group that values its own space. Each has its own en-suite bathroom with a rainfall pebble shower. Several open directly onto private terraces with uninterrupted sea or city views. One suite stands apart: an outdoor soaking tub set above the coastline, the kind of place to unwind as the sky turns from blue to rose. Throughout, crisp linens, natural textures, and a soft neutral palette create a restorative calm that feels luxurious without trying.
The interior
The living spaces flow seamlessly, anchored by floor-to-ceiling folding glass doors that dissolve the line between inside and out. The main lounge is built for unhurried evenings — plush seating, a fireplace for cooler months — while the adjoining media room adds a quieter, more playful register around a restored antique billiards table. A fully equipped indoor kitchen connects naturally to the outdoor summer kitchen, so long lunches and sunset dinners belong to everyday life rather than to occasions.
The pool terrace
The southwest-facing terrace is where Villa Tiera comes into its own. A 13 × 5 metre private pool stretches toward the horizon, framed by sun loungers and parasols built for lingering. As evening falls, the terrace becomes a front-row seat to one of the island’s most striking sunsets, with Palma’s lights beginning to shimmer in the distance.
What’s included, what’s extra
The rate includes tourist tax. Mid-stay cleaning can be arranged at €25 per hour, scheduled in advance.
Villa Tiera is offered as a private residence rather than a fully staffed villa — there is no chef, housekeeping, or concierge included as standard. Our team can arrange the following on request, separately and at cost:
- Private chef for the evening, the week, or a specific dinner
- Daily housekeeping during the stay
- Provisioning and wine sourcing ahead of arrival
- Airport transfers and chauffeur
- Yacht days, sailing charters, golf at Son Vida

Getting around
Despite its elevated sense of escape, Villa Tiera is remarkably well connected. The restaurants, cafés, and artisan bakeries of Gènova are about a ten-minute walk; a small grocery is a five-minute drive; pharmacies and larger supermarkets are in Palma de Mallorca, ten minutes off-peak and closer to fifteen in summer traffic.
The beaches of Cala Major and Illetas are five to ten minutes by car, both with calm water and beach clubs. Palma de Mallorca Airport (PMI) is approximately twenty minutes away.
The final kilometre follows a paved residential road in good condition. A standard car is suitable; a midsize vehicle is more comfortable on the hillside approach. GPS coordinates are sent ahead of arrival.
