Every villa company says it curates. The word costs nothing, which is why everyone uses it. What separates the best luxury villa rental companies from the listings platforms is not what they claim on a homepage — it is what they can answer when you ask a direct question about a specific house on specific dates.
This page gives you those questions. Eight of them, in the order our own specialists would ask if they were booking somewhere they did not know. Apply them to anybody. Our answers are underneath each one, because a company that publishes the criteria should be willing to be measured by them.
Three kinds of company, sold as one thing
Almost every villa booking goes through one of three models, and the differences matter far more than the branding suggests.
The marketplace
Millions of listings, owner-uploaded photography, algorithmic ranking, minimal or automated vetting. Excellent for breadth and price discovery. The trade is that nobody employed by the platform has stood in the house, and when something goes wrong at eleven at night you are in a support queue rather than talking to a person who knows the property.
The local agency
Deep knowledge of one island or region, often genuinely superb within it, and frequently the company the villa owner actually deals with. The limitation is scope: a Tuscan agency cannot advise you on whether Tuscany is the right answer at all, because it only has one answer.
The curated collection
A smaller portfolio, visited and selected rather than listed, with one team accountable from enquiry to departure. This is the model we operate. It costs more to run, which is why the collection is measured in thousands rather than millions of properties — and it is the only one of the three where a named person owns your booking.
Eight questions to ask any villa company
None of these are rhetorical. Ask them by email and keep the replies — the speed and specificity of the answers will tell you more than any review page.
Not the destination — the house. Ask when, and who. Photography is commissioned to flatter; a person who has walked the property knows which bedroom gets the morning noise and whether the “short walk to the beach” involves ninety steps.
One named person, or a shared inbox? This is the single best predictor of how a problem gets handled, and the one most companies answer vaguely.
Staffing is where the real differences hide. Housekeeping how many days? Chef for which meals — and are groceries included? Is the pool heated, and is heating extra? Get it in a document, not a phone call.
Ask who picks up, in which time zone, and whether they can actually solve something — dispatch a technician, move a reservation, arrange a doctor — or only log a ticket.
A villa week is a significant transfer to a company you may not know. Ask how funds are held, what the cancellation terms actually say, and whether there is professional accreditation behind the business.
The most useful answer a specialist can give is “not that house, not those dates.” A company that only ever agrees with you is selling inventory, not advice. Test it: describe a trip that does not quite work and see whether they say so.
Return rate is the hardest number to fake and the most revealing. Marketplaces rarely know theirs, because the relationship belongs to the platform rather than to a person.
Look for awards with a named body and a year, reviews on a platform the company does not control, and press coverage you can click. Anonymous praise on the company’s own site is the weakest form of evidence there is.
Ask question four. Anyone can produce a beautiful shortlist; the difference between a good week and a ruined one is who answers the phone when the air conditioning fails on the hottest night of the year.

Beyond the booking
Two things worth knowing once you have chosen a company. The first is the concierge relationship — on a good villa week, most of what makes it good was arranged before you arrived: the provisioned kitchen, the chef for the first evening, the boat on the right day, the restaurant that does not take bookings. Frequently asked questions
What makes a villa rental company one of the best?
Four things, in this order: someone from the company has physically been inside the house; one named person owns your booking from enquiry to departure; every inclusion is confirmed in writing before you pay; and there is real 24/7 support in the destination rather than a ticket queue. Everything else — portfolio size, photography, awards — follows from those or decorates them.
Is it better to book direct with the owner, or through a company?
Direct can be cheaper and occasionally excellent. What you give up is recourse: no independent party has vetted the house, payment protection is whatever the owner offers, and if the property is not as described on arrival there is nobody to move you. For a week costing what a villa week costs, that is usually a poor trade.
How do I know a villa has actually been inspected?
Ask when, and by whom — a company that inspects will answer with a name and a date. Then ask something a photograph cannot show: which bedroom is quietest, how many steps to the beach, whether the terrace has shade at two in the afternoon. Vague answers mean nobody has been.
