Sea to Sky is a seven-bedroom gated estate on a hilltop above the north coast of Providenciales, a main house and a guest house in almost two acres of gardens, with a heated infinity pool, a floodlit sports court and a daily villa manager, a concierge and housekeeping in the rate. Fourteen guests, seven and a half bathrooms, Turtle Cove and Grace Bay a few minutes away.

Seven bedrooms sleep fourteen: five kings, a room with two queens and a twin room. We’d put it forward for three families or a multigenerational group, with the grandparents or the teenagers in the guest house, which has its own kitchen, living and dining rooms and a patio. Of the Turks and Caicos villas we place, it’s the hilltop one with a sports court and a gym.

THE HOUSE

A private driveway leads to the parking and an entrance set among mature trees, and limestone walkways wind through the gardens between palms and tropical ferns. The villa is built as a cluster of individual cottages, 12,895 square feet inside, with polished hardwood floors, crisp whites and soft creams, and expansive windows on the turquoise north coast. Indoor and outdoor dining and living areas, a fully equipped kitchen, Wi-Fi, a full-size pool table, a foosball table and a private gym.

THE BEDROOMS

Five bedrooms are in the main house. One and two have king beds, en-suite bathrooms and ocean views; three has two queen beds, its own bathroom and a garden view; four and five have king beds, a private balcony each and ocean views, and share one bathroom. The guest house adds bedroom six, a twin room with its own bathroom and a garden view, and bedroom seven, a king with an en-suite and an ocean view. Seven full bathrooms and a half bath in all.

THE POOL AND THE GROUNDS

The freeform infinity pool is heated and has a separate children’s pool. Shaded terraces for the heat of the day, a veranda and a fire pit for the evening, a barbecue grill, and a floodlit court marked for tennis, pickleball and basketball, inside a fenced and gated property. Babalua Beach and Sunset Beach are within walking distance, the beach at the Beach Enclave resort about ten minutes on foot.

THE STAFF AND THE SERVICES

A villa manager calls daily, a lifestyle concierge plans the stay and housekeeping is daily, all in the rate, with round-trip airport transfers for the first arrival and the last departure, two cars each way. Basic household supplies and in-villa laundry are included, dry cleaning excepted; provisioning is billed at cost plus 15 per cent. A private butler is USD 350 a day plus tax and service charge. A private chef is booked by the service day; for eleven to fifteen guests, breakfast or lunch is USD 550, dinner 700 and a full day 1,250.

THE RATES AND THE RULES

The rates exclude the 12 per cent government tax and the 10 per cent service charge, which we add to every quote. Three nights minimum, five over Thanksgiving and from 20 to 25 December, seven from 26 December to 3 January. Arrivals on 24 or 25 December stay at least ten nights, and a December arrival who isn’t staying for New Year’s Eve leaves by 27 December. A USD 5,000 security deposit is collected with the balance and refunded within three days of departure.

The estate is on the International Drive side of the north coast, on a hill with panoramic views of the island and the ocean, with Beach Enclave’s Bluff Bar, Rock House and the Cave Bar minutes away for dinner.
