Sea to Sky | 5 BR is the main house of a gated hilltop estate above the north coast of Providenciales, let on its own for ten guests, with almost two acres of gardens, a heated infinity pool, a floodlit sports court and a daily villa manager, a concierge and housekeeping in the rate. Five bedrooms, five and a half bathrooms, Turtle Cove and Grace Bay a few minutes away.

Five bedrooms sleep ten: four kings and a room with two queens. We’d put it forward for two families who want the court, the gym and the pool without paying for the guest house, or for friends who’ll use the fire pit more than the extra beds. Of the Turks and Caicos villas we place, it’s the five-bedroom cut of a seven-bedroom estate.

THE HOUSE

A private driveway leads to the parking and an entrance set among mature trees, and limestone walkways wind through the gardens between palms and tropical ferns. The estate is built as a cluster of individual cottages; here you take the main house alone, the guest house not being part of the booking, with polished hardwood floors, crisp whites and soft creams, and expansive windows on the turquoise north coast. Indoor and outdoor dining and living areas, a fully equipped kitchen, Wi-Fi, a full-size pool table, a foosball table and a private gym.

THE BEDROOMS

Bedrooms one and two have king beds, en-suite bathrooms and ocean views. Bedroom three has two queen beds, its own bathroom and a garden view. Bedrooms four and five have king beds, a private balcony each and ocean views, and share one bathroom. Five full bathrooms and a half bath in all.

THE POOL AND THE GROUNDS

The freeform infinity pool is heated and has a separate children’s pool. Shaded terraces for the heat of the day, a veranda and a fire pit for the evening, a barbecue grill, and a floodlit court marked for tennis, pickleball and basketball, inside a fenced and gated property. Babalua Beach and Sunset Beach are within walking distance, the beach at the Beach Enclave resort about ten minutes on foot.

THE STAFF AND THE SERVICES

A villa manager calls daily, a lifestyle concierge plans the stay and housekeeping is daily, all in the rate, with round-trip airport transfers for the first arrival and the last departure, two cars each way. Basic household supplies and in-villa laundry are included, dry cleaning excepted; provisioning is billed at cost plus 15 per cent. A private butler is USD 350 a day plus tax and service charge. A private chef is booked by the service day; for up to ten guests, breakfast or lunch is USD 450, dinner 550 and a full day 1,000.

THE RATES AND THE RULES

The rates exclude the 12 per cent government tax and the 10 per cent service charge, which we add to every quote, with a three-night minimum. The five-bedroom configuration isn’t offered over Thanksgiving or from 20 December to 3 January, when the estate is let whole; ask us for the seven-bedroom rate for those dates. A USD 5,000 security deposit is collected with the balance and refunded within three days of departure.

THE LOCATION

The estate is on the International Drive side of the north coast, on a hill with panoramic views of the island and the ocean, with Beach Enclave’s Bluff Bar, Rock House and the Cave Bar minutes away for dinner.
