Where the luxury villa market is moving this month

October is the month the calendar turns over. In Europe the season has stretched: luxury travel advisors in the Virtuoso network reported fall 2026 sales up 69 percent, with September alone up 77 percent, and October is the month our Tuscany guests most often ask to repeat. In the Caribbean, the Atlantic hurricane season reached 21 September without a single hurricane for the first time since 1914, and the question has moved from which island to which weeks remain.

Behind both is the same household: three generations, one house, two weeks, decided a year ahead. Our own 2027 calendar shows it plainly. June in Tuscany is filling with fortnights, Lake Como’s July is a short list, March is the busiest month of our Caribbean winter, and the first requests for 2028 are already in the diary.

Guest story — a family of five, Tuscany · Summer 2026

A family of five was refused boarding at Los Angeles over a passport validity rule and reached their Tuscan villa four days late. Before they landed, our team had moved the villa dates with the estate manager and re-sequenced the entire week, the cooking class, the boat day, the guided town visits, every dinner, so that nothing they had planned was lost. Autumn now outsells summer

Fall sales up 69 percent and September up 77 percent in the Virtuoso network. The weeks that used to close the season are now its most requested, from the Chianti harvest to Marbella’s Golden Mile, and the houses with a chef in residence go first. Our shoulder season villa rentals map them destination by destination.

Winter is chosen in October

Festive bookings in the same network are up 65 percent. Thanksgiving falls on 26 November and Christmas Day on a Friday; the strongest Caribbean and alpine houses for both are committing week by week.

An early Easter reshapes spring

Easter Sunday 2027 falls on 28 March, the earliest since 2016. It is early enough for an Easter on snow in Courchevel 1850 or Zermatt, and many families will fold spring break into the same fortnight.

Two weeks, three generations

Sixty-nine percent of Virtuoso advisors see rising multigenerational demand and 60 percent more celebration travel. Our 2027 calendar reads the same way: fortnights, milestone birthdays, and houses large enough for every family to have a wing.

A year ahead is the new normal

Forty-two percent of advisors see clients booking further ahead, and sales for trips one to two years out are up 50 percent. Our June 2027 Tuscany estates were confirmed eight to eleven months before arrival.

Summer 2027 has two dates

The 38th America’s Cup Match opens in Naples on 10 July 2027, and on 2 August a total solar eclipse crosses Andalusia, with more than three minutes of totality over Marbella. If either week is in your plans, hold the villa this autumn.

Tuscany

October is Tuscany’s finest month: the last of the vendemmia, the olive harvest from the second half of the month, the white-truffle season open. For 2027, late May to early July is the most requested stretch of our calendar.

Questions guests ask us in October

Is it too late to rent a luxury villa for Christmas and New Year 2026–27?

Not yet, but the open weeks grow fewer every week. Most signature estates on St Barts and Grace Bay are committed; festive weeks remain in Turks and Caicos, on Anguilla, in Mexico and in the Alps. Festive stays carry seven- to ten-night minimums, so we recommend holding an option in October rather than comparing houses into November.

When should we book a villa for summer 2027?

Now. For June to September, the right moment is nine to twelve months ahead. Our June 2027 Tuscany estates were confirmed eight to eleven months before arrival, and lakefront houses on Lake Como for July and August are already a short list.

When is Easter 2027, and is it early enough to ski?

Easter Sunday is 28 March 2027, the earliest since 2016. That is early enough for an Easter on snow: Courchevel 1850, Zermatt and Verbier are normally still open for skiing in late March. For a beach Easter, Barbados, the Dominican Republic and Los Cabos are the strongest choices.

Where is warm for a villa in November and December?

The Caribbean and Mexico's Pacific coast: Turks and Caicos, Anguilla, St Barts, Barbados, Punta Cana, Los Cabos and Punta Mita. The Atlantic hurricane season ends on 30 November. Costa Rica's dry season opens in December, Phuket comes into season late in the year, and Cape Town moves into summer. Thanksgiving is 26 November this year.

Do US travelers need anything new to visit Europe in 2027?

Possibly one new step. ETIAS, the European Union's online travel authorization for visitors who do not need a visa, is scheduled to start in the last quarter of 2026, and the Entry/Exit System already records fingerprints and a photo at Schengen borders.
