The best all inclusive villas Caribbean has to offer are not villas with a meal plan attached. What “all-inclusive” actually includes at this level

This is the part most guides skip, and it is the whole question. At resort level all-inclusive means a wristband and a buffet. At estate level it means the property has a standing staff and their work is inside the rate rather than billed against it. ÀNI publishes its inclusions, and they are a fair benchmark for the category.

Half board or full board? The difference is thousands

ÀNI Shoal Bay publishes a fully inclusive list — private chef dining throughout the stay , free-flowing beverages, up to twelve spa treatments a day, watersports, sunset cruising, guided island exploration, Kids Club, eight hours of babysitting a day, sports coaching, VIP arrivals, transfers and daily laundry.

ÀNI Anguilla, on the same brand, includes breakfast and one further meal a day . Full board is available at $40 per person per meal($25 for children twelve and under). For twenty guests over ten days that third meal is roughly $8,000 — not a large sum against the nightly rate, but exactly the kind of line that should be settled before you sign, not discovered on arrival.

So the question to ask any property calling itself all-inclusive is not whether food is included. It is how many meals, how many treatments, how many hours of childcare — and whether tax and service sit inside the figure you were quoted.We send that list in writing with every quotation.

What festive pricing tells you

ÀNI Anguilla’s own rate card is the clearest picture of how this category behaves. It sits at $22,000 a night through late summer and autumn 2026, rises to $26,000 from 19 November, then to $35,000 across 18 December to 10 January — where the minimum stay also lengthens from five nights to seven . It drops back to $26,000 on 11 January. That is a $13,000 nightly swing and two extra compulsory nights for the same house, which is why festive weeks at whole-estate properties are committed the earliest of anything we sell.

The largest villa on a 1,100-acre private island — the Dream Pavilion and Dream Away villas together, with four pools, two private beach entrances and its own gardens and terraces. The practical luxury is the arrival: guests are met at Providenciales and flown twenty minutes to the island’s own airport, which has the longest private runway in the Caribbean at 5,700 feet — long enough for a private jet to land on the property rather than transfer to it. Both ground transfers and those flights are complimentary.

Dining is genuinely all-inclusive and à la carte rather than buffet: two oceanfront restaurants, two bars, dynamic menus built around local and seasonal produce, and off-menu requests welcomed when flagged before arrival. A dedicated island host acts as butler, each villa has its own golf cart, and the island runs an Explorers Hut kids’ club, a four-room spa, pickleball and two tennis courts.

Take it if

You want genuine quiet and a controlled arrival — and you would rather see nobody outside your own party for a week. It is also the one estate here where a private jet lands where you are staying.

The property that created the private-resort category, opened in 2010 on a two-acre clifftop above Little Bay, a four-minute walk from the beach. Two mirror-image villas, North and South, rise three storeys with tiered terraces and roof decks, each fronted by its own pool and edged with hot tubs, viewing platforms and cliffside pavilions. A team of up to twenty staff works around the clock for a party of twenty — effectively one to one, which is what makes the service disappear.

Included: breakfast and one further meal daily, served in different settings across the resort; free-flow premium spirits, cocktails and wines; up to six spa treatments a day ; tennis lessons with the on-site pro; guided cycling; movies by moonlight; a beach BBQ and a sunset cruise once per stay; cooking classes and rum tasting; babysitting up to four hours daily; daily laundry, unpacking service and VIP arrival at St Maarten. It also has a pool lift and wheelchair-accessible provision — worth knowing on a clifftop site.

ÀNI’s new global flagship, and the fifth estate in the collection, opening in January 2027 directly above the white sand of Shoal Bay — consistently rated among the best beaches in the Caribbean. Fifteen ocean-view suites across four categories, taken by one group at a time, in limestone, pale wood and sand-toned finishes with bespoke terracotta screens filtering the light. At the centre, the signature Shoal Bay Suite has its own rooftop deck and an uninterrupted view. The private beach club is reserved for the estate alone, with cabanas, its own kitchen and a stocked bar. The resident team runs to a general manager, a guest experience curator, private executive chefs, estate mixologists, wellness therapists and a dedicated tennis professional.

Take it if — and the detail nobody else mentions

Twelve of the fifteen suites are fully wheelchair accessible. For a three-generation booking that is not a footnote, it is the deciding factor: grandparents and a pushchair move through the estate without a single step. A private archipelago in the Exumas, with sandbars that surface like ribbons at the right tide and beaches that are yours for the day because nobody else can reach them. Choosing between them

Start with the group, not the island. A party of eight wanting silence is a different brief from twenty-two wanting a programme, and the five estates above separate cleanly along that line: Ambergris Cay and Musha Cay for seclusion and theatre, ÀNI Dominican Republic for momentum, ÀNI Anguilla for hosting, and ÀNI Shoal Bay when accessibility or the newest rooms matter most.

Then think about season and water. The Exumas sandbars are at their most extraordinary on particular tides; Anguilla’s trade winds keep the terraces usable through the afternoon in a way that the Dominican north coast, being greener and more sheltered, does not. What is included in an all-inclusive Caribbean villa?

At estate level, the rate typically covers private chef dining throughout the stay, free-flowing beverages, spa treatments up to a daily allowance, watersports and boat time, guided island exploration, children’s programmes and babysitting, VIP arrival, round-trip transfers and daily laundry. Flights, off-property excursions and premium wines usually sit outside it. Inclusions differ by property and are confirmed in writing before booking.

Is the private chef’s food included, or just the chef?

It varies, and it is the single most important thing to establish. ÀNI Shoal Bay includes private chef dining throughout the stay. ÀNI Anguilla includes breakfast and one further meal a day, with full board available at $40 per person per meal, or $25 for children twelve and under. Ambergris Cay is fully all-inclusive and à la carte across two restaurants. Ask which model applies before you commit, and get it in writing.

What is a private resort, and how is it different from a villa?

A private resort is an estate of separate suites with resort-level facilities — spa, gym, tennis, beach club — that is booked by one group at a time rather than let room by room. You get the service infrastructure of a hotel with nobody else on the property. ÀNI pioneered the format in Anguilla in 2010.

When does ÀNI Shoal Bay open?

January 2027. It is ÀNI’s new global flagship and its second property in Anguilla, with fifteen ocean-view suites across four categories for up to thirty guests, set above Shoal Bay. First-season reservations are being taken now.

Are any of these estates wheelchair accessible?

Yes — and this is where ÀNI Shoal Bay stands apart. Twelve of its fifteen suites are fully wheelchair accessible, with barrier-free movement across the estate, which makes it the strongest choice on this list for multigenerational groups or anyone travelling with limited mobility. On the older properties, ask us to check the specific suites before you book.

How many people do these estates sleep?

ÀNI Anguilla takes 20 across 10 suites, ÀNI Shoal Bay 30 across 15, and ÀNI Dominican Republic around 26 to 30 across 13. Ambergris Cay and Musha Cay vary by configuration. As a rule the format suits parties of roughly sixteen and up, which is where whole-estate pricing starts to make sense per person.

Is there a minimum stay?

Almost always, and often a minimum number of suites as well. Peak and festive weeks carry the longest minimums. Both are property-specific and confirmed at the point of quotation rather than published.

How much do all inclusive villas in the Caribbean cost?

Published from-rates in this group start at $20,000 a night for ÀNI Anguilla, which sleeps twenty, and $34,250 for Dream Estate at Ambergris Cay, which sleeps twenty-two. Festive weeks are materially higher — ÀNI Anguilla is $35,000 a night from 18 December to 10 January on a seven-night minimum. When is the best time to go?

December to April is the dry season and the peak. Late April to early June and November are the quiet shoulders, with the same water and materially better availability. Hurricane season formally runs June to November, which is worth factoring into any summer booking.
