All-Inclusive Villas in the Caribbean: Five Private Estates, Compared

The all-inclusive villas worth booking in the Caribbean are whole private estates, taken by one group at a time, where the meals, the drinks, the spa and the people who look after you are part of the stay. Five in our collection work this way: Dream Estate on its own private island in Turks and Caicos, ÀNI Anguilla on a clifftop above Little Bay, ÀNI Shoal Bay, opening in January 2027, ÀNI Dominican Republic on its own peninsula, and Musha Cay in the Bahamas. What all-inclusive means in a private estate

At a resort, all-inclusive means a buffet and a wristband. In a private estate it means the house has its own staff, and what they do is part of the stay rather than added to the bill. What is included still differs from one estate to the next:

• Meals. At ÀNI Shoal Bay a private chef prepares all the meals; at ÀNI Dominican Republic breakfast, lunch and dinner are served every day; at Dream Estate the meals are in the island’s restaurants.
• Drinks. Premium drinks at Dream Estate and ÀNI Shoal Bay; free-flow drinks, from juices to cocktails and wine, at ÀNI Anguilla.
• Spa. A daily allowance rather than unlimited: up to six treatments a day at ÀNI Anguilla, daily treatments at ÀNI Shoal Bay, and the island spa at Dream Estate.
• Children. Kids’ clubs at Dream Estate and ÀNI Shoal Bay, babysitting and a daily children’s program at ÀNI Anguilla, and a children’s pool with a waterslide at ÀNI Dominican Republic.
• Arrival. Airport transfers are included at Dream Estate and at both ÀNI estates in Anguilla.
• Not in the rate. Flights and, at the ÀNI estates and Musha Cay, a service charge and government tax added to the rate. We set them out in the quote.

The question to ask before you sign

Not whether the food is included, but how many meals a day, how many treatments, how many hours of childcare, and whether the tax and the service charge are inside the figure you were quoted. We send that list in writing with every quotation.

Ordered by the kind of week each one makes, not by size. Every estate is booked whole: you reserve the property, not a suite in it.

Dream Estate at Ambergris Cay All Inclusive Private Island

Turks and Caicos · 11 bedrooms · sleeps 22 · four heated pools

The largest house on Ambergris Cay, a private island of more than 1,100 acres at the quiet end of the Turks and Caicos. The eleven bedrooms are spread across two connected villas, two oceanfront bungalows and two courtyard cottages, with two private entrances onto the beach. The island has its own 5,700-foot runway, so a private jet lands where you are staying; guests arriving into Providenciales are flown over in twenty minutes. Humpback whales pass the island between January and April.

Included: meals in the island’s restaurants, premium drinks, the spa, the kids’ club, the sports and watersports equipment, golf carts and every airport transfer, with island hosts assigned to the house.

Take it if you want an island to yourselves, and the option of landing on it by private jet.

ÀNI Anguilla | 10 BR

Anguilla · 10 bedrooms · sleeps 20 · two pools

Two mirror-image villas, North and South, on a two-acre clifftop above Little Bay, a four-minute walk from the beach. Each has its own pool, tiered terraces and roof decks over three floors; around them are hot tubs, cliffside pavilions, a tennis court, a gym and a spa room. A team of up to 20 staff looks after a group of up to 20.

Included: free-flow drinks, from juices to premium spirits, cocktails and wine; up to six spa treatments a day; tennis lessons, guided cycling, cooking classes, a beach BBQ and non-motorized watersports; babysitting and a daily children’s program; round-trip airport transfers. Meals are prepared to your preferences and served in a different setting each day, and we confirm in writing how many the rate includes.

Take it if you are hosting a birthday, an anniversary or a reunion, and want the setting to do half the work.

ÀNI Shoal Bay

Anguilla · 15 suites · sleeps 30 · opens January 2027

ÀNI’s second estate in Anguilla opens in January 2027 above Shoal Bay, beside Fountain Cavern National Park, with 15 ocean-view suites for up to 30 guests and one member of staff for every guest. The architecture follows Brazilian modernism, with terracotta screens that filter the light in the suites. The Beach Club is reserved for the estate’s guests, and there is an infinity pool, a sea-view fitness center, courts for tennis, pickleball and basketball, a spa with a hydrotherapy circuit, and a Kids Club with its own pool and waterslides.

Included: all meals prepared by a private chef, premium drinks, curated excursions, daily spa treatments and airport transfers.

Take it if you are traveling as three generations: 12 of the 15 suites are fully wheelchair accessible.

ÀNI Dominican Republic (14 BD)

Dominican Republic · 14 suites · sleeps 28 · two infinity pools

A private peninsula of 4.2 acres on the north coast, near Rio San Juan, with 270-degree views of the Atlantic and direct access to the bay known as La Piscina Natural. The 14 suites sit in two villas, Larimar and Amber, each with its own infinity pool and living pavilion; there is a wellness center with a gym and two treatment rooms, a tennis court, and a children’s pool with a waterslide. A team of more than 30 runs the estate. Humpback whales pass between January and March, and the Laguna Gri Gri is five minutes away.

Included: breakfast, lunch and dinner every day, served in a different setting across the estate.

Take it if your group is large and mixed in age, and wants something to do every day.

Musha Cay at Copperfield Bay

Bahamas · 12 bedrooms · sleeps 24 · five houses

Just north of the Caribbean, in the Bahamas: a private island with five separate houses, from a 10,000-square-foot main house on a hill above the sea to a five-bedroom home across the way and a guest villa. The Landing is the center of the island, with a dining room, a bar and lounge, a billiard room and a dock for the sunset. A speedboat, paddleboards, a 28-foot catamaran, a tennis court and a steam room are all on the island.

Included: a staff of 30, with cooks, a butler, a boatman and daily housekeeping. We confirm in writing what the rate covers for meals and drinks.

Take it if you want a whole island for one group, with a house for each family.

Choosing between them

Start with the group, not the island. A family of twelve who want quiet need a different estate from thirty friends who want a program: Dream Estate and Musha Cay for privacy, ÀNI Anguilla for hosting, ÀNI Dominican Republic for momentum, and ÀNI Shoal Bay when accessibility or the newest rooms matter most.
