For the holidays and for June to September, the houses on the sand in Malibu and the largest estates in Beverly Hills and Napa Valley are confirmed 9 to 12 months before arrival, so the 2027 calendar is being written now. A Cape Cod-style house with 80 feet of frontage on Broad Beach, open-beamed ceilings and panoramic ocean views. A heated pool, a sauna and a gym, and the sand at the end of the garden.
St Helena Estate

Malibu for New Year: four houses still open
When we checked on October 17, 2026, these four Malibu houses were still free for New Year’s week, and at all four the pool heating is included for the week. The holiday weeks are the first to go in Malibu, so if you are thinking of New Year by the Pacific, now is the time to ask.
Malibu Beach Oasis
A contemporary house on a bluff above a hidden beach, with a double-height glass entry, 18-foot ceilings, a negative-edge infinity pool, a cinema, a game room, a gym and a sauna. The sixth suite is a casita with its own entrance, and a local surf break is within walking distance.
Malibu Merritt Estate
A newly built, Mediterranean-inspired gated compound in a quiet, elevated enclave: a motor court and a courtyard, a pool lit at night above the Pacific and the canyons, and a guest house with its own kitchenette. There is a horse arena and a golf cart, and the beaches are minutes away.
Encinal Estate Malibu
A modern house high above the coast, with views from Point Dume to Point Mugu: a heated pool and spa, fire pits, a wood-fired pizza oven, a gym, a cold plunge and two saunas. The primary suite takes the whole upper floor, with a wraparound terrace over the ocean.
Latigo View
A Spanish Colonial villa on a gated acre in the Malibu hills, with 180-degree ocean views that reach Catalina Island: a heated pool and spa, an outdoor kitchen and bar, fire pits and a fruit orchard. Corral Canyon Beach is a few minutes away.

A villa is the way to see California at your own pace: a house on the sand in Malibu, an estate in the hills of Los Angeles with the city below, or a long table in wine country. Our collection follows where our guests go: most of our houses are in Los Angeles and Malibu, with a few in Napa Valley, in the desert and near San Diego.
Where the best villas are
Malibu runs along the coast west of Santa Monica, with houses on the sand at Broad Beach and estates on the bluffs and in the hills above the Pacific Coast Highway. In Los Angeles, Beverly Hills has the gated estates a few minutes from Rodeo Drive, Bel Air the quieter houses in the canyons above Sunset Boulevard, and the Hollywood Hills the modern houses with the city lights below. In wine country, St Helena Estate sits on Spring Mountain between the Napa and Sonoma valleys. In the desert, our houses are in Palm Desert, in the Coachella Valley, and Grand Blanc Maison is about 30 miles north of downtown San Diego.

St Helena Estate sleeps 28 in fourteen bedrooms. The Cielo Mansion and The Sunset Estate in Beverly Hills sleep 18, and Summitridge, The Plaza Mansion, Palm Desert Estate, Grand Blanc Maison and Calistoga sleep 16. For a family on the beach, The Sabbia Villa on Broad Beach sleeps 13.
Getting to your villa
Los Angeles International Airport serves Malibu, Beverly Hills, Bel Air and the Hollywood Hills, and Van Nuys takes private aircraft. For Napa Valley, San Francisco and Oakland are about an hour and a half by car, and Napa County Airport takes private aircraft. Palm Springs International is about 25 minutes from Palm Desert. In California a car or a driver is part of the stay, and your concierge times either to your flight.
Staff, chefs and inclusions
Most California houses are rented as private homes, with the linens, the pool and the garden looked after, rather than with a resident team. Your concierge adds what you want: a private chef, daily housekeeping, a driver. Pool heating is included at some houses and charged at others, and we set it out for each villa before you book.

Summer on the coast
Beach days in Malibu once the morning marine layer burns off, long evenings on the terrace, and July 4 by the sea.

How far in advance should we book a villa in California?

Is the pool heated at California villas?
Many have a heated pool, but whether the heating is included depends on the house. At St Helena Estate the hot tub is heated all year and the pool is solar heated from June to October; at Casa Kaya Bel Air pool heating is an extra. We confirm it in your written quote.
How do we get to a villa in Malibu or Napa Valley?
Fly into Los Angeles International for Malibu and Los Angeles; Van Nuys takes private aircraft. For Napa Valley, San Francisco and Oakland are about an hour and a half by car. Your concierge times a car or a driver to your flight.
