ÀNI Shoal Bay

A private Anguillian estate given over to one group at a time, above the sand of Shoal Bay. Fifteen ocean-view suites, a beach club, spa and kids’ club, and a one-to-one guest-to-staff ratio. Rates carry the whole ÀNI programme: private chef dining, free-flowing drinks, up to twelve spa treatments a day, watersports, sunset cruising, transfers — and eight hours of daily babysitting, which is the detail that decides multi-generational trips.

Four acres, Brazilian-modernist, with bespoke terracotta screens filtering the light in every suite. Dual infinity pools, a beachfront Beach Club, a 460 sq m spa with a hammam-inspired steam room and cold plunge, and a Kids Club in its own building with a children’s pool and waterslide. Floodlit tennis, pickleball and basketball courts, a putting green, bocce and beach volleyball; kayaks, paddleboards, a Hobie Cat and underwater scooters at the water’s edge. Twelve of the fifteen suites are fully wheelchair accessible — rare at this level, and worth knowing if anyone travelling needs it.

Not open yet, which means the opening season is still open. Festive weeks (18 December–10 January) run $60,000 a night on a seven-night minimum, with $47,000 either side and $42,000 through summer. Smaller parties can take fewer suites: the estate is also listed at eight to fourteen bedrooms, from $35,000.

Villa Solara

On Long Bay, the shallow turquoise stretch on the island’s eastern shore where the water stays flat and the kiteboarders go — a quieter corner of our Turks & Caicos villa collection than the Grace Bay beachfront. A contemporary house built to open entirely to the beach. Note there are two Villa Solaras in the collection — this is the Turks & Caicos one; the other is in Punta Cana, further down this list.

Dream Pavilion

On Ambergris Cay, the private island twenty minutes by air from Providenciales, where the resort is the island and the island has its own airstrip. The most remote address in our Turks & Caicos collection, and the one that most reliably empties a calendar.

Villa Amitié

Gouverneur is the quiet end of St Barts — five minutes from Gustavia, ten from the airport, and facing a bay most visitors only see from the road above it. Amitié is built across two buildings on several levels, which is how a five-bedroom house manages to feel private: two masters in the main building, three more in the second, one of those upstairs on its own.

Two swimming pools, one running the length of the façade and one in front of the second building, plus a fitness room, a massage space and a wine cellar. The professional kitchen is built for a private chef, available on request, and the lower terrace has a shaded ajoupa over an al fresco dining table — the best seat in the house at eight in the evening. Rentable from one to five bedrooms, so a couple can take it too.

Unik

St Barts rewards the houses that get the terrace right, because the terrace is where the island is actually experienced — long lunches, later dinners, and the walk down to Gustavia when someone insists. One of two new St Barts additions here.

White Sun

Villa Indigo

Anguilla is the island guests return to yearly rather than tick off: sixteen miles of low coral, thirty-three beaches, no cruise ships, and a dining scene that outperforms places ten times its size. Villa Indigo is a recent arrival in the Anguilla collection.

L’Oasis

Two countries on one island, which in practice means French dinners and Dutch nightlife within the same twenty-minute drive — plus easy boat access to Anguilla and St Barts, so a week here can touch three islands without a flight.

The Great House

The Barbados west coast is the most established address in the eastern Caribbean and the one that behaves least like a resort — Anglo-Caribbean, well mannered, extremely good at Sunday lunch. A house of this kind rarely comes to market.

Blue Oasis

Cap Cana is the gated end of Punta Cana — marina, Punta Espada golf, and the large estates that make the Dominican Republic the best value per bedroom in the region. Direct flights from most US hubs help.

Villa Solara

The second Villa Solara — same name, different island, no relation to the Turks & Caicos house at number two. This one sits inside PUNTACANA RESORT & CLUB, and the distinction that matters is that it is lakefront rather than beachfront: a modernist seven-suite house on a glassy lake, with an infinity-edge pool skimming the view and the beach two minutes away by golf cart rather than out of the front door.

Staffing is the reason it reads well against houses at twice the rate: chef plus assistant, two waiters and daily maid service, with the chef preparing three meals a day and snacks (food and beverage billed separately). Private round-trip transfers from PUJ are included, as is full resort access — La Cana and the Fazio-designed Corales golf courses, the Playa Blanca and La Cana beach clubs, seven restaurants and the Six Senses Spa. The Oscar de la Renta tennis centre is a two-minute walk.

Rates run from $4,350 a night, rising to $4,800 in the January-to-April high season and $8,000 over the festive weeks — where the minimum stay is seven nights before Christmas and twelve nights from 28 December, which is the longest festive minimum anywhere in this list and worth planning around.
