Miami does not have a season so much as a calendar of them. Art Basel turns the first week of December into the most sought-after week of the year; the Formula 1 Grand Prix does the same to a weekend in early May; the Miami Open, Ultra and Miami Music Week collide in late March. For anyone renting a villa rather than booking a hotel room, those weeks matter twice — because the best houses on Miami Beach and the Venetian Islands are committed months before the events themselves go on sale.
Dates marked Confirmed are published by the organiser. Those marked Expected follow a fixed annual pattern — the month is reliable, the exact dates are announced between autumn 2026 and spring 2027. What is left of 2026
Prix-fixe menus at several hundred restaurants, including rooms that are otherwise difficult to get into. The most useful six weeks of the year for a villa stay with a chef on some nights and reservations on others.
Ten days of manufacturer debuts and collector metal. It fills Miami Beach hotels mid-week without the price escalation of Art Basel week.

The fair runs 4–6 December 2026 , with invitation-only VIP preview days on 2–3 December , at the Miami Beach Convention Center. Around it, Miami Art Week fills roughly 1–7 December — Design Miami beside the Convention Center, NADA, Untitled on the sand, Scope, Aqua and Pinta, plus the Rubell’s annual opening and gallery activations through Wynwood and the Design District.
This is the single most competitive villa week in Miami. Houses that can host — a terrace for forty, staff parking, a driver on call at two in the morning — are typically committed by late summer.
Fireworks over the bay, and the one night when a waterfront villa with a rooftop or a dock outperforms any restaurant table in the city. Seven-night minimums are standard across the festive fortnight.
The 2027 calendar
Most organisers publish exact 2027 dates between this autumn and spring. The months below are reliable; treat the day numbers as pending, and note that the two events with the steepest villa demand — the Grand Prix in May and Art Basel in December — are the two worth holding a house for before dates are official.
January – March 2027
One of the largest MLK Day parades in the country, on the federal holiday Monday.
A causeway-and-Ocean-Drive course that closes central roads for most of a Sunday morning. If you are staying on the Beach that weekend, plan transfers around it.
One of the largest in-water shows in the world, and a week that tightens both hotel rates and berth availability across the bay. Relevant if your villa comes with a dock you had intended to use — confirm the marina is not committed before you plan around it.
Three days and several hundred exhibiting artists along the waterfront. The most family-workable event in this calendar, and the argument for a Grove villa.
The organiser has confirmed 25–28 February 2027 , with more than 500 chefs across four days and tickets already on sale. Programming spans Miami Beach out to Fort Lauderdale and Homestead, so where you stay determines which events are practical. Tickets to the marquee dinners move quickly; a private chef at the villa for the nights in between is the pattern most of our guests settle on.
The organiser has the 2027 tournament scheduled for 14–28 March , subject to change — a fortnight of ATP and WTA tennis on the Hard Rock campus. Aventura and Sunny Isles put you closest; the Brightline from downtown to Aventura, with shuttles from there, avoids the parking entirely.
Ultra has confirmed 26–28 March 2027 at Bayfront Park, with passes already on sale; Miami Music Week fills the days leading into it. Those three days sit inside the Miami Open’s 14–28 March run, which means Ultra’s weekend is also the tournament’s final one — the tightest stretch in the Miami calendar after Art Basel. If your group wants distance from it, look at Coconut Grove or Coral Gables rather than the Beach or Downtown.
April – December 2027
Ten days of international and Latin American premieres, with the industry programme alongside.
The 2027 championship calendar has not yet been ratified and published dates differ, so treat this as an early-May weekend until Formula 1 confirms it. What does not change is the effect on the city: race weekend is the highest-demand non-festive weekend of the year, minimum stays lengthen, and the villas with helipad access or Brightline proximity go first.

The fair has been held in the first week of December every year since 2002, so the window is dependable even before dates are published. For 2027, that means holding a villa in the first half of 2027 if you want a house that can entertain.
When to book the villa, event by event
Event tickets and event villas run on different clocks. Tickets often go on sale three to six months out; the houses that make an event week work are usually gone before that. These are the lead times we actually see.

Decide the week before the tickets. A villa can be released and re-let; the right house in the right week rarely comes back. For Art Basel and the festive fortnight in particular, hold the house first and build the programme around it.
Where to stay for which event
- Art Basel and the Convention Center: Miami Beach proper — South of Fifth, the Sunset Islands, or a Venetian Islands house that is ten minutes from the fair and still private enough to host.
- New Year’s Eve: anything with a bay view. The Venetian Islands, Star and Palm Islands, or an Edgewater rooftop looking back at the skyline.
- Hard Rock Stadium — Grand Prix and Miami Open: Aventura, Sunny Isles or Bal Harbour for proximity; anywhere on the Brightline line if you would rather not drive at all.
- Wynwood and the Design District — III Points, gallery weeks: Edgewater, Morningside or the Upper East Side, which keep you close without putting you inside the noise.
- Coconut Grove Arts Festival and family trips: the Grove and Coral Gables, where the streets are quieter and the houses have gardens.

What is the busiest week of the year for Miami villas?

When is Ultra Music Festival, and should I avoid that week?

When is Miami Spice?
Miami Spice runs from 1 August to 30 September each year, with prix-fixe menus at several hundred restaurants. It coincides with the year’s softest villa rates, which makes late summer the best value in Miami.
How far in advance should I book a villa for an event week?
Six to nine months for Art Basel, six to ten for Christmas and New Year, five to eight for the Grand Prix, and four to six for late March. Miami Spice and the shoulder months are comfortable at one to three months.
Which neighbourhood is best for events at Hard Rock Stadium?
Aventura, Sunny Isles and Bal Harbour are closest to Miami Gardens. The Brightline connects downtown, Fort Lauderdale and West Palm Beach to Aventura Station, with shuttles onward to the circuit, so a villa near the line removes the parking problem entirely.
Are minimum stays longer during event weeks?
Yes. Expect five to seven nights across Art Basel, three to five for the Grand Prix, and seven to fourteen through the festive fortnight. Shorter stays are occasionally possible when a booking is released, which is worth asking about rather than assuming.
