Historic Estate, Borgo or Coastal Tenuta: Choosing Your Tuscan Estate for Summer 2027

Every October the first calls for the following summer in Tuscany arrive, and most of them begin with the word castle. We understand why. A Tuscan estate in July, with sixteen people at one table under a pergola and a pool below the terrace, is the holiday the word describes. Only the houses that deliver it are not castles. Choosing one honestly means choosing by format: the historic villa with its own staff, the borgo of several houses around a pool, or the tenuta on the Maremma coast where the sea is part of the week.
Summer 2027 is already moving. Seven-night, Friday-to-Friday weeks at the large estates near Siena go first, usually by January for July and August, and the borghi and the coast follow in February and March. So this piece is written for the family deciding now, with the houses as their listings describe them on October 20, 2026.
First, the Tuscany castle question, answered plainly
We do not hold a castle in Tuscany. We are asked for one every autumn. What the family usually means is a house with history, scale and staff, where the group eats together and the children have grounds to disappear into. That is a historic Tuscan estate, and we have three. A real castle, in our experience of the ones we have visited, trades the pool and the kitchen for the battlements. Families who have rented one elsewhere tend to come back to us asking for the villa. If a Tuscan castle with the staff and the pool to match comes into our hands, this page will say so. For now the answer is below. Three answers, in fact.
The historic estate: one house, a brigade, and the week the group remembers
Villa Cetinale is the house we show first. Built in 1680 as a Roman Baroque villa near Sovicille, fourteen kilometres from Siena and an hour from Florence. Thirteen bedrooms, a pool, a tennis court, and a garden with pergolas, antique statues and the Scala Santa climbing the hill behind. Fully staffed: daily housekeeping, a private chef every day with the food billed separately, waiters, a porter, linen changed twice a week.
In summer the minimum is a week, Friday to Friday. Events are allowed, with civil ceremonies in the garden, a limonaia for seventy if it rains and the chef cooking for up to thirty at the table. So it is the house for a family that is marking something that summer.
Villa Marchese is the second: an eighteenth-century villa built by the Frescobaldi family above Empoli, restored in 2018. Nine bedrooms on a sixteen-hectare botanical park inside an estate of 320 hectares of vineyard, olive grove and wood. A butler on a twelve-hour day, a maid on eight hours including Sundays, a breakfast service and a cooking service for lunch and dinner. A glass greenhouse for dinners, a historic theatre, a chapel for a small wedding. Forty-five minutes to an hour from Florence. Its listing shows a three-night minimum in the autumn. For July we ask the owner for the week.
Villa Elsa at Casole d’Elsa, twenty minutes from Siena, is the third and the largest. Sixteen bedrooms with an annex that takes the house to thirty-two guests, a staff the listing counts at eight full-time, a large pool, a whirlpool and a sauna. Its “Party Allowed” policy is one the other two carry with conditions. For a reunion of three generations and four families, this is the one. Nothing else fits.
A historic estate suits a group that wants one table and one kitchen, and a staff that sets both. Families who want their own front doors are not suited by it. Those go to the borgo.
The borgo: several houses, one pool, and nobody sharing a bathroom
Borgo San Polino sits between Radda and Gaiole, “in the part of Chianti that still looks like the label”, eight kilometres from Radda, thirty from Siena and sixty-four from Florence. Three independent houses, Bosco, Oliveta and Gatto, with nine en-suite bedrooms for eighteen and a cot and a high chair on request. A heated saltwater pool open from late March to mid-December, a heated outdoor jacuzzi. Four nights minimum in every season, which in Tuscany in July is rare. Its listing includes final cleaning, pool and garden care and nothing else. So the chef and the daily housekeeping are what we arrange at the contract, and we say so before anyone imagines a brigade.
A borgo is the format for two or three families who holiday together once a year and would rather not share a staircase. Each house has its kitchen, the pool is the meeting point at six, and the chef we book cooks in the main house for whoever turns up. In the week of August 15, 2026 the children of one of our groups at a borgo in Chianti spent the entire week in the pool. Their parents spent it under the pergola. Exactly the arrangement the format is built for. Staff is the price: the borgo includes the house, and the brigade is yours to build, usually a cook for dinner and a housekeeper on a half-day.

The coastal tenuta: a Tuscan estate in Maremma, where the sea is twenty minutes or a path away
Maremma is Tuscany’s south-west coast, between Grosseto and the Argentario, and the Tuscan estate there has the sea in the week. Via del Mare is sixteen miles south of Grosseto with a path through the vegetation to a pebble beach below. Ten bedrooms, a cook with table service for lunch and dinner, daily housekeeping, a heated pool with a sea view, and Rome’s airport an hour and forty minutes away.
La Tenuta is a working farm near Magliano in Toscana: seven bedrooms, a pool its listing calls one of the longest in Italy, and vineyards and olive groves that produce sixty thousand bottles and ten thousand litres of oil a year. Twenty-five kilometres to the sea, the cook on request. Veltuna sits near Orbetello and the Argentario with seven bedrooms, a saltwater infinity pool, a daily cook on an eight-hour day and a waiter. Twenty minutes by car to the beach, an hour and three quarters to Rome.
A tenuta suits the family that wants Tuscany and a beach in the same week and will drive forty minutes for dinner in Capalbio or on the Argentario. Less so the family that wants Siena and Florence in the week, because both are two hours away. Rome is the airport, not Florence. Two hours, not one.
The same group, read across the three formats
Sixteen adults marking a seventieth birthday with a dinner for forty on the Saturday: the historic estate, Villa Cetinale, seven nights from the Friday. Three families with eight children between them and three different bedtimes: the borgo, San Polino, with a cook booked for six dinners. A family of ten that wants the sea every day and Tuscany in the evening: Via del Mare, with the path to the beach and the cook at lunch. Thirty-two people, one wedding, a chapel: Villa Elsa, with the week around the date. A couple with grown children who want the wine and the quiet: La Tenuta, the farm, a cook on the nights they do not drive to the coast.
Our full list of luxury villas in Tuscany runs to 138 houses this week. Those within reach of the city are gathered in our guide to villas for rent in Tuscany near Florence. And the kitchen side of the week, what the cooks actually make in July, is in our note on Tuscan food.
The summer calendar, which decides the week more than the house
July and August are not the same month in Tuscany. The first fortnight of July is cooler by three or four degrees than the second half of August, the roads to the coast are emptier, and the chefs at the estates near Siena have their pick of the market before the Italian holidays begin in earnest around August 10, when the shops in the villages close for a week and the family that has not stocked the cellar notices.
The Palio runs in Siena on July 2 and August 16, which fills the city and empties the countryside for a day, and the families at Villa Cetinale who want to see it are driven in at dawn and out by three. We tell every family the same thing in October: take the first half of July if the school calendar allows, the last week of August if it does not, and leave the middle to the Italians.
What summer 2027 asks of the booking

Seven nights, Friday to Friday, at Villa Cetinale in summer by its listing, and the same week in practice at Marchese and Elsa in July and August. Four nights at Borgo San Polino, which makes it the only one of the six that takes a long weekend in high season. On the Maremma houses no summer minimum appears on the listings, and the owners ask for a week from mid-July to the end of August in our experience.
Pool heating is an extra at the borgo, a hundred euros a day and not offered under four nights. At Via del Mare the heated pool is twelve hundred euros a week. Staff hours beyond the listing are billed by the hour at the coast, twenty to twenty-five euros. Food is at cost everywhere the chef is included. We put all of it in the contract. A Tuscan estate in July is a house of extras, and the families who know them in October do not mind them in August.
Questions families ask us about estates for summer 2027
Can we rent a castle in Tuscany through you? Not at present. We hold historic estates near Siena and Florence, a borgo in Chianti and three houses on the Maremma coast. For the week a family describes when they say castle, one of those is usually the better Tuscan estate.
How early should we book a Tuscan estate for July 2027? Large staffed estates near Siena go by January for July and August in our experience; the borgo and the coast follow in February and March. Thanksgiving is a good deadline. Christmas is late.
Which format suits three families travelling together? The borgo. Borgo San Polino has three independent houses around one pool, nine bedrooms for eighteen, and a four-night minimum even in summer.
Is the Maremma coast really Tuscany? Yes, the south-west of the region, between Grosseto and the Argentario, with Rome as the airport. Capalbio and Pitigliano are the villages; Siena and Florence are two hours away.
Are staff included at every estate? At Villa Cetinale, Villa Marchese, Villa Elsa, Via del Mare and Veltuna, yes, with food at cost. At Borgo San Polino and La Tenuta the cook is arranged at the contract.
