Transparent pricing, clearly explained

Rates vary significantly by villa, season, size and staffing. Most stays include private use of the villa and 24/7 concierge support. Daily housekeeping, private chef and butler service may be included or arranged depending on the property.

Taxes (currently 12% TCI government accommodation tax), final cleaning, food and beverage, security deposits and any special-event fees may apply. We confirm the exact breakdown in writing before you book — with no hidden fees.

Christmas and New Year typically require a 10–14 night minimum stay. Some private-island properties (Ambergris Cay, Parrot Cay) are sold all-inclusive of meals and activities — ask us for full details.
