The newest villas in our Turks and Caicos collection, added since October 2025, are eight houses on Providenciales: Villa Paradisa, an eight-bedroom estate on Long Bay; three houses on Turtle Tail, Tip of the Tail, Sandy Estate and Villa Love Song; three around Turtle Cove, Villa Sandpiper, Villa Sandpebble and Beachwood Villa; and Sundance, on a canal in Leeward. They sleep from four to sixteen guests, two of them are fully staffed, and every one was chosen with the partners and property managers we work with on the island. The new villas for large groups
Villa Paradisa
Long Bay · 8 bedrooms · sleeps 16
A main house and a pavilion on the quiet sweep of Long Bay, within easy reach of Grace Bay. The steady breeze makes Long Bay the island’s kitesurfing beach, and six of the eight bedrooms look at the sea.
Outside there is a heated pool, a plunge pool and a hot tub, a tennis pavilion and court, a yoga pavilion, a treatment room and a sauna.
Staff and service: fully staffed, with housekeeping, a butler and a chef included, and round-trip airport transfers.
Sandy Estate
Turtle Tail · 8 bedrooms in two villas · sleeps 16
Two four-bedroom beachfront villas side by side on Turtle Tail, Sandy Shore and Sandy Bottom, with a pool, direct access to the beach and sea views. Two families can share the beach and still keep a house each.
Staff and service: at Sandy Bottom a butler and a housekeeper come in every morning, and the butler can prepare simple meals on request. Your concierge arranges a private chef if you want one.
Tip of the Tail
Turtle Tail · 5 bedrooms · sleeps 12
A villa at the very end of the Turtle Tail peninsula, steps from the beach and well away from the busier side of the island. There are palapas on the sand for shade, and Shell Beach, nearby, is where children go looking for shells.
The pool is heated, and two of the five bedrooms have two queen beds each, which suits families.
Staff and service: fully staffed, with a butler for daily housekeeping and laundry and a private chef for breakfast, lunch and dinner; food and drink are charged separately. One return airport transfer per booking.

Sundance
Leeward · 6 bedrooms, or 4 · sleeps 12, or 8
A newly built villa on a canal in Leeward, with an L-shaped pool and hot tub, a fire pit, an alfresco shower and a private dock for boat days. Pelican Beach is just over half a mile away.
The pool is heated and there is a gym. It can be taken with all six bedrooms or with four.
Staff and service: a butler, housekeeping and a personal concierge.
Villa Love Song

A contemporary oceanfront villa on Turtle Tail, with floor-to-ceiling glass, an infinity pool and a beachfront pool. The two master suites share a private balcony, and there are kayaks at the house.

Beachwood Villa

One of the highest houses on Providenciales, on the North Shore above Turtle Cove, with the sea on three sides of the view and Babalua Beach below. A private pool with sun loungers looks over it all.
Staff and service: housekeeping seven days a week, a gardener and a pool attendant, and a property manager on call.

A beachfront villa at Turtle Cove with three king suites, a heated private pool and snorkeling straight from the beach. Turtle Cove Marina, with its restaurants and boat trips, is a short walk away.

An intimate two-bedroom beachfront villa on the sand at Turtle Cove, with a private pool, a roof terrace and an outdoor grill: a house for a couple, or for two.

Where the new villas are
Turtle Tail, the peninsula on the quiet south shore, has three of the eight: Tip of the Tail, Sandy Estate and Villa Love Song. It is the part of the island for space, privacy and sunsets, a short drive from the restaurants.
Turtle Cove, on the north shore at the western end of Grace Bay, has Villa Sandpiper and Villa Sandpebble on the water and Beachwood Villa on the hill above. The marina, its restaurants and the boats for snorkeling and island days are close by.
Long Bay is a wide, shallow bay a few minutes from Grace Bay, where children can wade a long way out; Villa Paradisa is there. Leeward, at the eastern end of Providenciales, is the area of canals and docks, where Sundance has its own.

Booking the new villas for 2027
The holiday weeks go first, in new houses as in the others. For Christmas, New Year and Easter we suggest booking nine to twelve months ahead, and six to nine months ahead for the rest of the winter season. In 2027, Presidents’ Day week runs from February 13 to 20 and Easter week from March 27 to April 3.
