Some homes include chef, butler and housekeeping in the rate; others have staff arranged on request. The card and the villa page say which.
Rates vary by season, villa, staffing and length of stay. Festive weeks and the spring block are typically the most requested and carry each villa’s longest minimum stay; late spring and autumn are usually the quieter windows. Minimum stays and blackout dates are set by each villa and confirmed in writing. Four things move a quote more than anything else:
Every quote arrives in writing with the villa’s own minimum stay, inclusions and cancellation terms. Season calendars: spring 2027 and Christmas and New Year.
Grace Bay for the flagship beach and the restaurants; Leeward for gated privacy and the largest staffed estates; Long Bay for kiteboarding and contemporary beachfront homes; Turtle Tail for oceanfront quiet on the south shore; Chalk Sound for lagoon stillness; and Ambergris Cay when you want a private island with its own airstrip. Choose the address by how you want the week to run: the island is small enough that nothing is far.
It depends on the villa, the week, the staffing and the length of stay, so we quote each request individually and in writing. Festive and spring-break weeks are typically the highest-rated and carry each villa’s longest minimum stay; late spring and autumn are usually the better-value windows. Government tax is added to villa rates.
As early as you can, and earlier still for beachfront: festive weeks at the most requested villas tend to be committed many months ahead, and holiday minimum stays are set by each villa. Tell us the dates and we will confirm what is open, with the minimum stay in writing.
It varies by property. Some homes include chef, butler and housekeeping in the rate; others have staff arranged on request. Food and beverage cost usually sits outside the rate. We confirm the inclusions of your villa in writing before you commit.
Availability changes week by week, so we check it for your dates rather than publish it. Easter falls on March 28, 2027, and the March weeks are usually priced as one peak with longer minimum stays at the top estates. Tell us your dates and we will send what is open.
Nonstop flights reach Providenciales from many US gateways; a private transfer from the airport to the villa can be arranged. Ambergris Cay is a further twenty-minute flight from Providenciales.
It is regarded as one of the more settled destinations in the region, and most of the villas here sit in gated communities or on private stretches of beach. Ordinary precautions apply as they would anywhere; your specialist briefs you before travel.
